A new national survey from the National Association of Realtors® confirms what we see every day across Pensacola, Pace, and Gulf Breeze:
Homeownership is still the heart of the American Dream — even as affordability challenges make the path harder than it used to be.
During NAR’s Advocacy Week, researchers highlighted how today’s market pressures are shaping the mindset of buyers, owners, and renters nationwide. The message was clear: people still want to own a home, but the road to get there feels tougher than ever.

Americans Still Believe in Homeownership
Despite the headlines, the long-term desire for homeownership remains strong.
Survey highlights:
•     85% say owning a home is an essential part of the American Dream (up from 79% in 2013)
•     Only 17% believe now is a good time to buy — a sharp drop from 69% in 2013
•     High prices, mortgage rates, and economic uncertainty are the biggest barriers
•     Renters are increasingly worried about long-term affordability and limited options
These numbers mirror what we see locally: strong demand, but real frustration with affordability and inventory.

🏡 Homeowners Feel “Locked In.”
Nearly half of current homeowners say something is preventing them from moving.
The biggest reasons:
•     Not wanting to give up a low mortgage rate
•     Limited affordable homes nearby
•     Tax implications when selling
In Pensacola, Pace, and Gulf Breeze, this “locked‑in effect” is a major reason inventory remains tight — even though many owners want to move.

🔑 Renters Are Feeling the Pressure Too
Renters and non-homeowners report growing concern about:
•     Rising rents
•     Lack of affordable starter homes
•     Fewer options in their communities
This is especially true along the Gulf Coast, where demand continues to outpace supply.

🏗️ Support for Solutions Is Growing
Respondents across the country — owners, renters, and future buyers — overwhelmingly support policies that:
•     Increase housing supply
•     Improve affordability
•     Expand access to financing
•     Encourage more construction
The message is clear: people want pathways to ownership, not roadblocks.

Charles, your breakdown of the NAR survey is a sobering but necessary reality check. The "locked-in effect" you mentioned is particularly palpable in areas like Gulf Breeze and Pace, where the quality of life is high, but the math for moving often doesn't add up for homeowners sitting on a 3% interest rate.

It’s fascinating that while only 17% think it’s a good time to buy, 85% still see it as the American Dream. That gap represents a lot of pent-up demand. For our military families and retirees moving to the Pensacola area, having someone like you who understands the nuances of the "C-Note" and the local economy is what helps bridge that gap between frustration and keys in hand.

Great to see you advocating for solutions that increase housing supply locally. Keep up the great work!
