Del Mar Home Sales for February 2026
Del Mar is a small seaside town and one of our more expensive communities in North San Diego County. According to the MLS the highest priced San Diego County property sold publicly was an oceanfront estate in Del Mar (sold October 2025 for $49,999,999).
It’s essential that buyers and sellers have current information about the local housing market conditions in Del Mar so they can make informed decisions about Del Mar homes for sale. 10 homes sold in Del Mar in February, up from 4 sales last month. Here's a summary of the housing activity:
Single Family Homes Sold
5 (up by 1); 96 Average Days on Market; The Average Sales Price was $4,735,860 (up 52%); Average Sales Price was 91% of the original asking price.
Condos, Townhomes and Duplexes Sold
5 (up by 5); 25 Average Days on Market; The Average Sales Price was $1,477,975; Average Sales Price was 91% of the original asking price.
The overall volume of sales for February increased from January. Single family detached home sales rose by 1, and there were 5 condo, townhome and duplex sales versus none last month! The average sales price increased substantially for single family homes from last month. Sales prices for February ranged from $765,000 to $6,925,000.
Average marketing time was longer for single family homes than last month with 3 homes taking more than 100 days to go pending. 1 single family home went pending in 4 days and 1 took 9 days to sell.
The median price of $4,314,300 for single family detached homes was 37% higher than last month. The median price for the condos, townhomes and duplexes was $1,175,000.
While 9 of the 10 buyers negotiated their purchase prices down from list price, 1 paid 104% for their new home.
There were no Del Mar homes on the market in February with an Active under Contract status, the same as last month.
21 new listings came on the market in February, versus 18 in January. 11 homes went pending (excluding the homes that sold in February), compared to 10 last month. List prices ranged from $625,000 to $49,900,000.
The inventory rose slightly by 2 to 38 for February. At the rate of sales over the last 3 months this represents a supply of 5.3 months for single family homes (up from 3.9 months last month), and 4.3 months for condos, townhomes and duplexes (down from 6.6 months last month).
The Del Mar housing market is currently balanced for single family homes, and now slightly favors seller of condos, townhomes and duplexes.
Keep in mind that with any statistic a single month of data does not reveal a trend. A more accurate picture emerges when you look at the Del Mar real estate market data over time, especially given that market conditions shift each month. One cannot draw firm conclusions regarding pricing because of price extremes of Del Mar properties, especially at the higher price points, in addition to the limited number of sales.
