PCS moves come with a unique kind of pressure, especially when you are heading to a new state and can't be there in person to house hunt. For this family, relocating to Maryland meant trusting me to tour every home on their list, walk the spaces for them, capture my tours on video, and narrate as I go, giving them the kind of honest feedback you only get when you are standing inside the house yourself.
After one disappointing first try (that seller had changed his mind about selling), I went back out, looking at houses in Baltimore and Carroll County. Just from the listing, I knew that this Cape Cod in Sykesville could be something special, and when I pulled up in the driveway, I just knew that it was. The layout fit their needs. It had whimsical touches they wanted, a backyard big enough for chickens, a detached garage, a porch, and one detail that tugged on their heartstrings. Although I didn't hear about that one until closing day, it solidified that this one was just meant to be.
You see, before my client's sister passed away, they had painted her kitchen cabinets in the same color as this sunshine house (as we dubbed it).
When it was time to write the offer, we shaped the terms to support their move and give them some breathing room. I negotiated for a seller subsidy that covered all of their closing costs. My buyers got their earnest money deposit back at closing!
My buyers didn't see their new home in person until the final walk-through. Well, actually, one of them had to wait until after closing, but both felt right at home.
You can say that this Sykesville Cape Cod found its people, and I couldn't be happier for them!
