It’s important that buyers and sellers have up-to-date information about the local Solana Beach market conditions in order to make informed decisions about buying or selling Solana Beach Homes for Sale.

The following information was taken from the MLS (private sales are not included, nor are multifamily properties or mobile or manufactured homes). The data are believed reliable at the time this report was written but not guaranteed.

 

8 homes sold in Solana Beach in February, the same as last month. Here are the details:

 

Single Family Homes Sold
5 (up by 1); 29 Days on Market; Average Sales Price was $3,616,600 (down 45%); the Average Sales Price was 99% of the original asking price.


Condos, Townhomes and Duplexes Sold
3 (down by 1); 9 Average Days on Market; Average Sales Price $1,501,800 (down 2%); the Average Sales Price was 97% of the original asking price.

 

Overall sales volume for the Solana Beach housing market was the same as in January. Condo, townhome and duplex sales dropped by 1, while single family home sales increased by 1. The average sales price for condos, townhomes and duplexes decreased slightly from last month. The average sales price for single family homes dropped significantly, no doubt due to the fact that 2 homes sold last month for over $8M which raised the average for January.

 

The average marketing time for condos, townhomes and duplexes was substantially shorter compared to last month. The average time on the market for singe family homes was shorter than in January - 1 single family home sale took 415 days to go pending which raised the overall average for January. 4 homes sold in 2 days or less this month.

 

Sales prices ranged from $970,494 to $5,500,000. The median sales price of condos, townhomes and duplexes in February was $1,700,000 up 14% from last month. The median price for the single family homes was $2,858,000 down 51% from last month.

 

While 5 of the 8 home buyers negotiated their sales prices, 3 homes sold for asking price or higher.

 

At the end of February there were 22 homes for sale in Solana Beach, compared to 21 last month. Home prices range from $1,199,000 to $11,581,168.

 

Solana Beach has a supply of 2.3 months for condos, townhomes and duplexes (up from 1.7 months last month), and 3.6 months for single family homes (no change from last month). This is based on the rate of sales over the last 3 months and the supply.

Solana Beach is a strong seller’s market for condos, townhomes and duplexes, and a seller’s market for single family homes in February.

 

14 new listings entered the Solana Beach real estate market in February compared to 10 last month. The number of homes going pending (excluding homes that sold in February) decreased slightly from 8 pendings last month to 7 in February.

 

One should not draw firm conclusions about prices or other trends in the Solana Beach housing market because of the limited number of sales.
