Tough as a Pine Knot.
As an experienced real estate agent, I have sold countless properties offering stunning vistas and high desert views in the sunny Southern Utah area. A memorable listing was the Johnson's home, a two-bedroom house that backed up to the natural landscape of red & white rock bluffs.
Mr. Jack Whitaker, a retired truck driver began looking for a place to land and live out the rest of his days. He enjoyed mild winters, the many hiking/biking trails and watching vibrant sunsets over Zion National Park. His buyer agent submitted an informed offer for the Johnson's home.
The Real Estate Purchase Contract was accepted after quite a bit of back-and-forth action, Jack was very specific about his wants and needs. The home inspection was ordered. A few small items were noted. The appraisal came in good, title was declared to be free of any liens or clouds.
As closing day neared, Mr. Whitaker texted his agent that the central air condenser was making too much noise. He wanted the unit replaced and threatened to back out. It was proven to be in good working order by the home inspector.
Then another message…
fix a small crack in the driveway concrete
Yet another…
repair a dent in the corner of the metal garage door
Another one...
replace a torn screen on the back porch.
He decided that a $1,500 credit would also cover any more surprises.
Instead, the sellers ordered and paid for a home warranty that covered the central air conditioning unit & condenser to appease him. His agent agreed to provide a professional house cleaning and replacement of the sliding glass door screen.
No more complaints came.
On closing day, everyone met at the title office downtown. The room smelled like freshly brewed coffee and closing docs. The Johnson's signed their paperwork and we left. Jack came in with his agent, sat at the table, slowly reading every page.
When the title officer asked, “Ready to sign?” He hesitated. “I'm still thinking about that condenser.” His agent said. “Jack, this house is ready and waiting for you to move in. Everything was fixed that was agreed upon. It’s now time to think ahead.”
He nodded, then signed, was later handed the keys and said, “Looks like it's time to start making new memories." Some buyers can be tough as pine knots but with some patience, diligence and perseverance, even the most difficult ones find a way home.
