Bob, you are absolutely right—the 3-bedroom townhouse segment in 21703 is undeniably the "sweet spot" of the market right now.

When you look at the velocity, having 22 closed sales and 27 currently under contract against only 16 active listings indicates an incredibly tight supply. We are looking at less than a one-month inventory for 3-bedroom units, which explains that median Days on Market (DOM) of just 16 days. It’s clear that as soon as a well-priced 3-bedroom unit hits the market, it's being snatched up.

Interestingly, the 4-bedroom units seem to be moving at a much slower pace for the active listings (median 140 days), but the ones that do go under contract are doing so in just 10 days. This suggests that there might be a "tale of two markets" where overpriced 4-bedrooms are sitting, while correctly priced ones are disappearing instantly.

For anyone looking to sell a 3-bedroom in Frederick right now, the data suggests they are in the driver's seat. Great breakdown of the numbers!
