The data were found in the MLS and believed accurate at the time this report was created but are not guaranteed.

64 homes sold in February in San Marcos’s 2 zip codes (92069 and 92078), more than double the number of sales for last month (29). Here are the details:

 

Single Family Homes Sold
39 (up 129%); 28 Average Days on Market; The Average Sales Price was $1,249,458 (up 6%); Average sale price was 98% of the original asking price.

Condos, Townhomes and Duplexes Sold
25 (up 108%); 33 Average Days on Market; The Average Sales Price was $730,836 (up 13%); Average sale price was 99% of the original asking price.

 

The overall sales volume in February rose significantly from last month. There were far more single family homes sold, and condo, townhome and duplex sales also increased substantially. The average sales price was up for single family homes, as it also was for condos, townhomes, and duplexes. Sales prices in February ranged from $372,000 to $2,915,000.

 

39 single family homes sold in February 2026 compared to 26 in 2025, while there were 7 more condo, townhome and duplex sales in February of 2026 than in 2025. The average sales price for single family homes in 2026 was 6% higher than 1 year ago (while the median was just slightly higher by 1% than in 2025). Similarly, the average sales price was 15% higher in February 2026 for condos, townhomes and duplexes while the median price was 15% higher than in 2025.

 

The average time on the market in February was shorter for single family homes, as well as for condos, townhomes and duplexes compared to January. 44% of the homes went pending within 1 week or less, substantially more than last month.

 

While the majority of the home buyers were able to negotiate their sales prices, 44% paid asking price or more, also more than last month. The median sales price of the single family homes was $1,147,900 (up 12% from January), and was 11% higher for condos, townhomes and duplexes at $724,000.

 

There were 12 San Marcos homes for sale at the end of February with an Active Under Contract status, compared to 7 last month. These homes are included in the overall Active statistics below.                                                                                                                                                                                        

 

The San Marcos housing inventory improved by 7% from January, with 133 homes for sale at the end of the month. List prices range from $309,999 to $3,150,000. There is a supply of 2.9 months for condos, townhomes and duplexes (up from 2.8 months last month), and 2.3 months for single family homes (up from 2 months last month), based on the rate of sales over the last 3 months.

San Marcos is a strong seller’s market based on supply and demand for single family homes, and is a strong seller’s market for buyers of condos, townhomes and duplexes.

 

78 new listings came on the market in February, down from 97 last month. The number of homes going pending remained steady at 51 excluding homes that closed escrow in February.

Hi Brian England That's Lake San Marcos and there are a number of homes on the water with boat docks (no speedboats allowed). There is no way to get to the ocean from this lake in a boat. The lake is fed by the San Marcos Creek and was originally created for irrigation purposes but now is recreational.

Can the boats get to shopping areas with restaurants and such Jeff Dowler, CRS?  I remember being in the Sacramento area and my friend had a boat that we stayed the weekend in, and were able to sail up to restaurants and such.  That was pretty cool, haha.

Hi Brian England  I would expect there is some public dockage at the Lakehouse Resort and the lakeside restaurants but not really sure. There is a small shopping area there by the lake.
