Wendy, this has been up for questioning for a while.   Our Denver market is still pretty sluggish, and if you want buyers agents to bring a buyer, you should.

As a buyer's agent tends to be fearful of asking any client to put up money for their fees, a seller should offer something as an inducement to get them to bring in their clients.

As a buyer's agent, I expect to be paid. I enter into a contract that stipulates that the buyer will pay me a certain amount. Then, when making an offer on behalf of my buyer, the offer document will include a request that the seller credit the buyer in an amount to cover the buyer's payment to the buyer's broker. If the seller is satisfied with the net, which in most cases is what happens, we will have an accepted offer.
