oceanside homes search linkThe Oceanside housing market continues to change each month. This market report does not include private sales, mobile, or multifamily housing (information was taken from the MLS and is believed accurate when this report was written but is not guaranteed).

 

It’s important that buyers and sellers have up-to-date information about local market conditions from a knowledgeable REALTOR in order to make informed buying and selling decisions about Oceanside homes for sale.

There were 138 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, and 92058), 45% more sales than in January. Here are the details:

 

Single Family Homes Sold
102 (up 59%); 31 Average Days on Market; Average Sales Price was $1,064,698 (up 6%); the Average Sales Price was 98% of the original asking price.

Condos, Townhomes & Duplexes Sold
36 (up by 5); 45 Average Days on Market; Average Sales Price was $698,805 (up 11%); the Average Sales Price was 98% of the original asking price.

 

Overall sales volume for February increased substantially from last month. There were far more single family detached home sales, as well as 5 more condo, townhome and duplex sales. The average sales price was modestly higher for single family homes, and was also higher for condos, townhomes, and duplexes. Sales prices ranged from $375,000 to $7,200,000.

 

The average time on the market was shorter for family homes, but was 9 days longer for condos, townhomes and duplexes. 25% of the homes went pending in 7 days or less, more than last month.

 

While slightly more than half of the home buyers were able to negotiate their home purchase prices, 49% paid asking price or higher, up from last month. The median sales price of single family homes was less than last month ($917,250), at $902,500. In contrast, the median price for condos, townhomes and duplexes was 14% higher at $659,000.

 

There were 31 homes with an Active Under Contract status, versus 23 last month. These homes are considered active listings and are included in the following statistics, but some might not allow further showings or accept back-up offers.

 

At the end of February there were 274 Oceanside homes for sale, compared to 279 last month, a slight decline in inventory. February home prices ranged from $314,000 to $7,500,000.

As a result, there is a 1.8 month supply of single family homes (down from 2 months last month) and a 3.8 month supply for condos, townhomes and duplexes (up from 3.5 months last month). This is based on the rate of sales over the last 3 months and the current supply of homes.

 

The Oceanside market continues as a seller’s market based on the supply and demand for condos, townhomes and duplexes, and is a very strong seller’s market for single family homes.

 

157 Oceanside homes were listed for sale in February, down from 196 new listings last month. In contrast, the number of Oceanside homes going pending increased, from 101 in January to 114 (excluding the homes that closed in February).
