When a Lake Sinclair seller says, no, your commission is too high

When it comes time to sell your home on Lake Sinclair, it’s natural to look for ways to save money. One of the most common questions sellers ask is whether offering a lower commission will help them keep more of their proceeds.

It may seem like a smart move on the surface—but in many cases, discounted commissions can actually work against your goals, especially in a competitive lake market like this one.

Understanding the Lake Sinclair Market

Lake Sinclair is one of Georgia’s most desirable lake communities, offering over 15,000 acres of water and hundreds of miles of shoreline for boating, fishing, and lake living.

With a wide range of homes—from weekend cottages to luxury waterfront properties—the market attracts a mix of local buyers, second-home seekers, and investors.

That means your home isn’t just competing with a few listings—it’s competing with many properties across the lake.

It Starts With Your Bottom Line

Every seller has the same goal: walk away with the highest possible return. The focus shouldn’t be on what you pay in commission alone, but on what you net after the sale.

In a market like Lake Sinclair, strategy matters more than ever.

Exposure Drives Results

Lake buyers often come from outside the immediate area, and most are working with agents who know the lake well. That makes exposure critical.

A competitive commission helps ensure your home is shown to the widest possible audience. When commission is reduced by even 1%–2%, it can limit how often your property is presented or prioritized compared to others on the water. What is the firm doing to get your property noticed.  Cell phone pictures vs. professional?  Putting up and sign and popping bad photos in the MLS and hoping for the best or writing blog post and marketing across the country?

Buyer Agents Have Choices—Especially on the Lake

Lake Sinclair typically has a large number of homes and lots available at any given time, giving buyer agents plenty of options to show their clients.

When a listing offers a reduced commission, it may not rise to the top of that list. That doesn’t mean your home isn’t desirable—it simply means it may not get the same level of attention as competing properties. If the buyer might have to spend some of their savings on the buyer's agent commisison perhaps they will skip the house where you aren't paying it.

Fewer Showings Can Mean Weaker Offers

Real estate is driven by demand, and lake properties are no exception.

When your home gets fewer showings, the pool of potential buyers shrinks. That can lead to:

  • Less competition

  • Fewer offers

  • Reduced negotiating leverage

On the other hand, strong exposure often creates urgency—especially in a lifestyle market like Lake Sinclair where buyers are emotionally driven.

Commission Is Part of Your Marketing Strategy

Think of commission not as a fee, but as a tool used to position your home effectively in the marketplace.

On Lake Sinclair, where lifestyle, views, and water access play a huge role in buyer decisions, you want every advantage possible. A well-structured commission helps:

  • Attract more agents and buyers

  • Increase showings

  • Strengthen your negotiating position

Why This Matters Even More on Lake Sinclair

Lake homes are unique. Buyers aren’t just purchasing a house—they’re buying a lifestyle. They compare:

  • Water depth

  • Views

  • Dock potential

  • Location on the lake

With so many variables, buyers often rely heavily on their agent’s guidance. That makes agent engagement even more important here than in a typical neighborhood sale.

The Lane Realty Difference

At Lane Realty, we understand the Lake Sinclair market because we live and work it every day. From showing homes by water to marketing properties to out-of-town buyers, our focus is on creating maximum exposure and demand for your listing.

We don’t believe in cutting corners when it comes to your results. Instead, we focus on:

  • Strategic pricing based on real lake data

  • High-quality marketing that highlights your property’s unique features

  • Strong relationships with agents who actively bring buyers to Lake Sinclair

The Bigger Picture

Saving a small percentage in commission can feel like a win upfront. But if that decision reduces your home’s exposure—or limits how it’s presented to buyers—it can impact your final outcome.

The goal isn’t just to sell your home—it’s to sell it well.

Final Thought

Selling on Lake Sinclair is about more than putting a sign in the yard. It’s about positioning your property to stand out in a competitive, lifestyle-driven market.

If your priority is maximizing your net, the best strategy is full exposure, strong marketing, and a plan designed to attract the right buyers from the very start.

And that’s exactly what Lane Realty is here to deliver.

Tammy, you’ve hit the nail on the head. In a niche market like Lake Sinclair, sellers often overlook that the commission is actually a powerful marketing lever. When they cut that percentage, they aren't just saving a fee; they are potentially de-prioritizing their home in front of the very agents who have the buyers. As you said, it’s all about the net proceeds, and a house that sits on the market because of low exposure eventually sells for less than one that creates a bidding war through maximum reach.

Good afternoon Tammy,

Love your post. You lay it out succinctly the most important thing in listing a home is positioning the property to stand out in a competitive, lifestyle-driven market and have more eyeballs on it! More eyeballs mean more changes for offers and days on market matter!.

Dorie Dillard Austin TX  the last seller who asked about cutting the rate didn't like my answer.  But I have a strong suspicion that house will be on the market for quite some time.

Great post, Tammy. And you hit the nail on the head with this: "Commission Is Part of Your Marketing Strategy." So many sellers really don't understand this. And this is true whether it's more of a niche market like yours or more of a generalized market like mine.

Carol Williams my recommendation for your SCS post.

Tammy Lankford,

Nina Hollander, Broker I truly believe the NAR "settlement" and media made this a lot worse.

Hi Tammy,

Really well said—especially the idea that commission is part of the marketing strategy.

A lot of sellers focus on reducing the expense, but don’t always connect that decision to how the property is actually positioned in the market. If it loses visibility early on, that can be tough to recover from.

EXCEPTIONAL post, Tammy! This is true in any market but, yours is so niche,  they NEED that additional 'market strategy' to get the best price for their home. I am convinced that we have NAR to thank for this insane behavior. Some sellers simply cannot see the forest for the trees.

I believe change your words, change your actions. I do not use the word commission, but rather compensation as this creates a different reaction.  I am being compensated for undertaking your listing and here is what I do to earn that compensation.

As you point out, understanding your market specific to a neighborhood is critical.
