Do 65% of Americans Really Use Zillow Each Month?

Zillow often says it is the most visited real estate marketplace in the United States. Recent reports say it has about 235 million unique users each month. At the same time, live population clocks put the U.S. population in the mid‑300 million range in 2026. On the surface, it sounds like Zillow is saying almost 65% or more of the country is visiting the site every month.

That picture is not quite right. A “unique visitor” is a count of devices or user IDs that visit a website during a time period, usually a month. If you look at a home on your phone and later on your laptop, you might be counted more than once unless the system can connect those sessions. People from outside the U.S. can also be part of that count. So 235 million unique users does not equal 235 million different Americans.

The number also includes casual browsers, renters, and people checking Zestimates on their own homes. It is not only active buyers and sellers. The key point is that Zillow has huge reach, but the percentage of real, individual U.S. adults using it each month is lower than a simple 235 million divided by population would suggest. That makes the claim “reasonable” as a traffic metric, but misleading if you hear it as “two‑thirds of all Americans are shopping for homes on Zillow right now.”

For you as a buyer, these big traffic numbers mean that when you see a good listing, many other people may be seeing it too. That can add pressure and competition. At the same time, many views are from people who are just browsing or dreaming, not actually ready to write an offer. A clean way to think about it is this: Zillow is a busy mall, not a private showing.

Numbers can pretty much be twisted to create whatever perception the creator wants. As for Z, I often go on there just to check the value of my own home (which is a joke), or neighborhood values. I have no intention of buying or selling anytime soon.

I never quite "trust" those kinds of numbers. I've long said "give me some numbers and I'll tell you a story." Zillow, Realtor.com, Homes.com, etc. can all tell us stories with their numbers.

Hi Heath! I'm with the masses on the data and always say that if given a number, I can put a positive spin on it! I think they're put an incredibly positive spin on this number to benefit THEM! I wonder that, since they are now a brokerage, if someone asked NAR to ask Z to provide the data source, they would be able to! 

I'm with you--the vast majority are not true home buyers; they're window shoppers at the mall!
