There are so many component parts of a real estate transaction that it's so important to get all your ducks in a row as soon as possible.

When listing, get as much information as possible upfront. Verify the ownership, association fees and issues, get the documents for the association and ask about moving plans when the property sells. Does the seller need to buy, are they relocating, renting, etc. The more details you have before listing, the easier the listing will go and at contract the more smoothly the closing will be. Be sure to ask about updates, age of mechanicals and the roof and other items.

Verify the contract details before it is ratified! Be sure the spellings are correct, the tax infomation/parcel id is correct and that you've listing the closing agent information for the other agent.

If it's a buyer contract, be sure they have all information you can find for them before contract. You don't want surprises along the way!

In today’s market, where timelines are tighter and expectations are higher, the way an agreement is written on the front end can determine whether a transaction moves smoothly or becomes stressful for everyone involved.

A strong contract protects the client, reduces misunderstandings, and helps prevent last-minute renegotiations. It is not simply filling in blanks. It is professional guidance and risk management working together.

Start With the Basics

Before anything else, confirm the correct legal names of all parties. This includes verifying ownership and ensuring that everyone required to sign is included. A missing signature can delay acceptance or even invalidate an agreement.

Property details must also be accurate. The address, tax map number, and legal description should match public records. If personal property or fixtures are included, those items should be clearly identified to avoid disputes later.

Define Price and Financing Clearly

The purchase price must be written in a way that leaves no room for interpretation. Financing terms should reflect the buyer’s true plan, whether that involves cash, conventional financing, or a government-backed loan. Appraisal considerations and down payment expectations should also be addressed early.

Earnest money details are equally important. The amount, who will hold the funds, and when they must be delivered should be written with precision.

Protect the Timeline

Inspection periods, repair procedures, survey considerations, and any contingency tied to the sale of another property should be clearly defined. These timelines guide the transaction and help both parties understand expectations.

Closing details matter just as much. A realistic closing date, possession terms, and prorations for taxes or association dues should all be agreed upon in writing.

Review Before You Submit

Before sending a contract for signature, slow down and review it carefully. Confirm that all blanks are filled in, dates are consistent, initials are in place, and required addenda and disclosures are attached.

Taking a few extra minutes at this stage can prevent days of confusion later.

Strong contract writing reflects professionalism. It shows clients that their interests are being handled with care and experience.

Thanks. Knee surgery on Tuesday and quiet time at home all week with a good book and TV. This is the 2nd required surgery from the gangway collapse in July. One more to go but I don't think I will do it. It's too risky.

Dee, great post to reblog, as getting as much done upfront before listing is very important.  The agent that wrote on my house forgot the "S." in my address!   You do have to look at ALL the details.
