In fact, just this week alone, I personally dealt with five separate fraud attempts, many originating from platforms like Realtor.com and Zillow. These scammers are getting more sophisticated, targeting vacant land, second homes, and especially properties that are owned free and clear.

⚠️ How These Scams Typically Work
Fraudsters will:
- Pretend to be the property owner
- Contact an agent requesting a listing or CMA
- Provide fake identification or convincing stories
- Push for a quick, often discounted sale
Their goal is simple: get the property under contract before anyone realizes what’s happening.
🛡️ A Layered Protection Strategy Every Property Owner Should Know
1. Verification & Monitoring — Your First and Best Defense
The most important step is exactly what my client did—question it and verify immediately.
In my office, we take this seriously. Before we ever list a property, we:
- Verify ownership through public records
- Contact owners using independently sourced phone numbers
- Require identification from sellers
- Send verification letters to the mailing address on record
This alone stops the majority of fraud attempts before they begin.
2. Placing a Lien — A Smart Tool for Free & Clear Properties
If your property is owned free and clear, you may be more vulnerable—but you also have an additional tool available.
Getting a home equity loan can be an effective deterrent because:
- It creates a recorded interest that shows up during title searches
- It can slow or stop fraudulent transactions
- It signals that the property is being actively monitored
There are a few things to consider:
- The lien will need to be released before a future sale
- There may be minor legal steps or costs
- It’s best done with guidance from a title company or attorney
👉 Bottom line: This isn’t always necessary, but in the right situation, it can be a very effective layer of protection.
3. Notify Key Parties Immediately
If you suspect fraud, don’t wait.
Take action right away:
- Notify a local Realtor or broker they will Alert the local MLS so agents are aware
- Contact the Sheriff’s Office
- File a report with the FBI Internet Crime Complaint Center (IC3)
Even if it feels routine, these reports help track patterns and protect others.
4. Title Companies — Your Final Safety Net
Even if a fraudulent listing slips through, title companies provide a critical final layer of protection.
They will:
- Require government-issued photo ID
- Verify ownership and history
- Run lien and title checks
- Flag inconsistencies before closing
This makes it extremely difficult for a scammer to actually complete a sale.

If you own property—especially vacant land or out-of-area holdings—consider:
