Wendy, great post for clients, and some agents just "send" the digital offers and expect the clients to understand.  Good way to get sued.

You might find this that I pulled by through a quick internet search, Wendy Smith : 

For Sale By Owner (FSBO) transactions have dropped to an all-time low of 5% of home sales in 2025, according to the NAR Profile of Home Buyers and Sellers. While motivated by saving commission, FSBO sellers often sell for significantly less—with data indicating a median sale price of $380,000 versus $435,000 for agent-assisted sales. Nearly 40% of FSBO sellers know their buyer, and 75% still end up paying a buyer's agent commission.

Thanks for sharing! Those are interesting statistics, I think each state has its own nuances and then many states, like Florida - the stats adjust for the location.
