How to Stage Your Garage

 

On one of my first Staging Consultations, the listing agent accompanied me to learn more about this “new” concept of Home Staging.  

The garage looked similar to many I’ve seen…full of tools, paint cans, cleaners, gardening supplies, and more.  It was hard to see how a car would fit!

What the agent said surprised me…”Don’t worry about the garage. No one looks at it.”

 

It wasn’t the first time the poor garage was thought of as insignificant. One seller asked me politely not to look in the garage. 

 

Why is it so important??

 

-In any home, space and, in particular, storage space are valued as much as anything else. Buyers need to see that space! 

In places such as Texas and FL, where homes rarely have basements, this extra space is even more important. 

 

-When the MLS says a 2-car garage, buyers will need to see it!  I’ve seen some garages that looked like it would have been a tight fit for even one car. 

What you can do…

-START EDITING!

Divide what you have into these groups:

~ Trash. This includes all of those partially used garden and cleaning products.  Be sure to dispose of them properly.

~ Items to be donated.  Once you have a pile of items you’re donating, then get them out of your garage.  Drop them off or call your local charity for a pick up.

 

~Items you are giving to friends and family. Tell your family that if they want these items, they need to come and take them now.  Get them out of your garage.

~ Items you will take to your new home but do not need now.  If you have to rent off-site storage, look at it as an investment in getting your home sold. 

 

~ Items that you are keeping for your move and will still need now.

 

- It’s still a part of your house, so make sure it’s clean. Will a buyer pass on your house because the garage is dirty? Who knows, but are you willing to take that chance?

 

Floors- Sweep them and remove any of the oil stains you may have.  I’ve had some clients who have gone so far as to paint them.

Walls and doors- Break out the Mr. Clean Magic Eraser and get rid of all of the dirty smudges and marks around the door.

Windows- If you have windows in the garage, clean them! And, don’t forget the spider webs there!

Lights- Don’t forget to repair or update your garage lights.

-Organize what’s left!

Your local hardware store offers ideas and products for storing and organizing this area. You’ll like it so much, you’ll want to put it in your new garage!

 

 

There will always be some boxes you need to store in the garage before the move. That’s understandable. Make sure they’re stacked neatly in a corner. 

Would a buyer not consider your home because the garage was packed and dirty? Would you want to take that chance?

Good morning Kathy. While living in Florida many sellers used their garage as a screened in family room or a hobby center so staging was necessary even if not understood. The two car garage up north in newer homes are usually on the small side and staging can make the difference for those who want their vehicles covered. Messy garage can kill the emotional desire. Enjoy your day.

Wayne Martin it's like any other room...buyers need to see it!  We had 8 kayaks in the garage in our home in FL but that's because we were living in it.  If we were selling it, they would have been moved to the storage area.

This is great advice, Kathy. I'm always telling people to organize and clean their garages before we market their homes. That question of whether two cars will fit comes up all the time when garages aren't staged.

Great reminders here. Buyers absolutely do look at garage space, especially when storage is limited elsewhere in the home. A clean, organized garage helps reinforce the overall feeling that the property has been well cared for and ready for the next owner. Taking time to edit and stage this area can truly support stronger first impressions and smoother showings.

Kathy, The garage matters too when selling. We had a listing last year where everything was about to topple over. After some back and forth, the seller finally got a storage space.

I have never staged a garage, but it certainly makes sense to do.  I appreciate when a seller's garage isn't used for storage, haha.

I totally agree! A clean garage just feels good! Its so much easier to keep things organized where you can see things! We had epoxy applied to our garage floor and it makes it so easy to keep clean. My car is always put away and when Geno was alive both our cars fit in nicely.

I know why builders never finish the garage walls because of cost, but it does make a difference and new owners end up having to hire someone to sand and paint. We definitely use our garage as storage and we have a basement too. Lots for Annie to sort when she retires.

The garage is still a room in your home, and it matters!   I had the interior of my garage painted last year - both walls and ceilings.  OMG, it was so beautiful and clean, I didn't want to fill it with anything!  It made me clean up my act ever more and get rid of lots of half-full bottles of this and that on the shelves and got rid of items that I never use but think 'one day' I will.  It still looks great!

Clean space in a garage is important so that it shows attention. Clean off the oil stains and if need be, put down a coat of decorative epoxy

Kathy Streib - I'm convinced the Garage is the most neglected part of most homes. It always shocks me to see expensive cars parked in the driveway or the streets and to see nothing but piles of junk being safely stored indoors.

I so agree Kathy.  Garages are important and showing them off in their best light is always a smart idea. It just feels better......at least it does to me!  And right now our garage needs some attention.  But Gary has been busy with other projects and I don't mess with his 'man cave' workshop!

Oh, Kathy. You and I completely agree on this one for sure. Even garages need to look nice when showing your home. Even with a lot of items, they can still be organized.

Most garages are a real cluttered mess. When you are house hunting and you come across one that is orderly and clean, it is quite impressive! It plants the idea that the home has been well maintained!
