When we are hired as an agent for a Buyer or Seller we need to be sure we are representing them the way they wish us to represent them.

New agents may be tempted to rassle dazzle their client by doing their own negotiating with another agent on a Real Estate buy or sale. This is not only but it is a violation of Real Estate ethics, it could cost you dearly.

Do you enjoy the cartoons written by my son (Timmothy N. Timm) which I use as a springboard to write my daily posts? His strip, Titus & Philemon, has run in two newspapers for years as well as being printed in my blog every day. Titus & Philemon (pronounced Phi - Lee -Man) are guinea pigs. Their owner is Joe. Good morning Bob,

I've seen agents think they are so smart they try and negotiate on their sellers behalf and I shake my head! It is a violation of the Real Estate Ethics. The sellers should ALWAYS be informed of an offers and be involved with the negotiations!

Oh my goodness, Bob... that selling quack picture is hysterical! I suppose we've all come across those agents who start with "my clients will never...." I always tell them just go to your client and ask them.

It is always interesting when an agent tells you as you present an offer that that will not do. It may be that the owner told them beforehand their bottom line number, but you never know what might have changed and what other terms that are included which may sway the seller.

Bob "RealMan" Timm - I served on TX Professional Development Committee for a very long time. What you described is a violation. 

I like Timmothy's cartoon! We can never assume we know what a buyer or seller wants without hearing it from them directly. Agents are not party to the contract.
