I have a commercial client who is selling her local restaurant. As I was preparing the listing for her commercial building, the discussion turned to her upcoming move to another state. I asked her if she had an agent, and she responded that she did not.
I asked her if she would like me to suggest an agent to her in the new area. She was happy to have a personal referral. So, guess where the first place I went to find an agent in that area was? You guessed, right here in the RAIN!
I pulled up the list by the state, then the county, and started reviewing agents. Here are the points I was looking for in agents to possibly refer:
- Posting + points: Being able to read some posts gives you insight into the agent and their area of expertise. Points simply show me how they are engaging with other agents here in the Rain.
- Personal website: If the agent has a good, working website, this is always a good sign as well.
- Texting Response: I will begin with a quick text message to them, letting them know who I am, how I found them, and if they are interested in possibly working with a personal referral. I don't expect an instant response, but a timely one letting me know if they are interested and when we can speak by phone is important.
- Follow-up Call: Once we communicate availability, I want to personally visit with them by phone to make sure this agent sounds like a good fit for my client. If this call goes well, most likely we will finalize the referral paperwork and get things started.
- Client Introduction: Before the call ends and after the paperwork has been completed, I will ask for a scheduled time to contact my client. This way, I can let my client know who is calling them and what to expect. This is a nice way to provide a pre-introduction to the referral agent.
I know that I love working with referrals from Active Rain agents. It's a source that I have learned over the years that can be trusted. And, it feels great knowing you have such an A-list of agents that you interact with on this platform.
