Why Posting on Active Rain Matters

I have a commercial client who is selling her local restaurant. As I was preparing the listing for her commercial building, the discussion turned to her upcoming move to another state.  I asked her if she had an agent, and she responded that she did not.

I asked her if she would like me to suggest an agent to her in the new area. She was happy to have a personal referral. So, guess where the first place I went to find an agent in that area was? You guessed, right here in the RAIN!

I pulled up the list by the state, then the county, and started reviewing agents. Here are the points I was looking for in agents to possibly refer:

  • Posting + points: Being able to read some posts gives you insight into the agent and their area of expertise. Points simply show me how they are engaging with other agents here in the Rain.
  • Personal website: If the agent has a good, working website, this is always a good sign as well.
  • Texting Response: I will begin with a quick text message to them, letting them know who I am, how I found them, and if they are interested in possibly working with a personal referral. I don't expect an instant response, but a timely one letting me know if they are interested and when we can speak by phone is important.
  • Follow-up Call: Once we communicate availability, I want to personally visit with them by phone to make sure this agent sounds like a good fit for my client. If this call goes well, most likely we will finalize the referral paperwork and get things started.
  • Client Introduction: Before the call ends and after the paperwork has been completed, I will ask for a scheduled time to contact my client. This way, I can let my client know who is calling them and what to expect. This is a nice way to provide a pre-introduction to the referral agent.

I know that I love working with referrals from Active Rain agents. It's a source that I have learned over the years that can be trusted. And, it feels great knowing you have such an A-list of agents that you interact with on this platform.

If you have ever wondered if participating in the Rain is worth it, it is! You never know when that phone call will come from a Rainer who is seeking an agent to refer. Posting on Active Rain matters!

You are right posting on Active Rain Matters! You outlined the steps in which you check out Active Rain possible referrals. It's a source that you  have learned over the years that can be trusted. Interactions do matter as you have a better idea of if an agent is a good fit with your client.

Hello Paula - there have certainly been success stories about ActiveRain participation.  However, there has been contrary results from members - some who have been around for a while as well as others who quit after unrealistic expectations, for no reason or a variety of excuses.  It's a big world even as some of the numbers shared in any community might be viewed as suspicious at times.

Hi Paula,
I have successfully given referrals here in The Rain as well. Wenatchee is a small market, so I've never received a referral, but if you or anyone else has someone moving to the area, I have a couple of trusted agents I use to refer business to. Neither of them is on ActiveRain.

Good morning, Paula... your process is much like mine. I always check Active Rain leaderboard for possible referrals... sadly, increasingly it seems harder and harder to find anyone who has "shown their face" here in recent times. If feels like there's a small core group of members who show up regularly and the rest are just names on the board.

Paula I received my first referral from AR within 6 months and to this day they are friends of ours!  Over the years I've given and received many referrals and I'm so thankful for having excellent agents that will go the extra mile for our clients!  I'm retired now but still referring out!

Paula, I used to be able to find referral sources quickly here, but these days, so many have retired, or stop posting.   There are quite a few serial posters here that never interact, and they don't know what they are missing.

I handle my referrals the very same way, Paula. And, sadly, I've left several messages for several agents across the nation with no response. I move on! I believe that if you don't respond when I'm trying to 'buy' something from you, you're NOT going to respond when I'm your customer/client! 

And, then there are those who 'play' in the Rain all day, every day, but do little business. Meanwhile, they portray to the world that they are 'busy' selling real estate. (I've had that happen twice!)
