Probably today more than ever before vacant land buyers need to be aware when speaking with or reaching out to vacant land sellers. Often these sellers are not the actual sellers but posing as the sellers.
Just this past week, I received a call from a young couple looking for vacant land here in Golden Valley AZ. They had traveled down from Idaho and were to meet a “seller” at a property to sign a contract; then go to the title company to pay the seller his full price; and have the deed recorded. Unfortunately, the seller was a no show because the seller was probably not the seller. At least the potential buyers were smart enough to request a local title firm to transfer the deed.
This costly trip could have potentially avoided if the buyers had reached out to a local and professional real estate agent who specialized in vacant land. The agent could have undertaken the necessary due diligence to confirm the seller was actually the owner of record.
Of course, no one works for free. Professional real estate agents provide value especially for out of state buyers who know nothing or next to nothing about purchasing vacant land.
Even AI cannot provide all the accurate information such as road access, topography, easements, utility costs, future zoning changes and other future improvement costs. However, agents who specialize in vacant land within their geographic area of practice can provide that information.
I have had customers and clients who bought vacant land directly from sellers and then later learned the land was in a flood zone or the available electricity was a half mile away or there was no real access meaning there was a right of way but it wasn’t cut in.
Often, we hear this question: Would you operate on yourself? For most people, the response is a firm and loud NO! The reasons are many and begin with the lack of applied medical knowledge.
For vacant land buyers who purchase land minus the support of professional real estate agents are often putting themselves as a disadvantage. Sure the For Sale By Owner property sounds great and potentially less expensive. However, realty is just the opposite. Professional real estate agents have the local real estate knowledge (think market knowledge) as well as the aware of the many nuances that are integrated into the buying and selling of vacant land.
Yes, there is a fee to work with a licensed, professional real estate agent. However, returning to the young couple who drove at least 750 miles at $5.00 a gallon, that trip cost this couple in gas alone over $175.00, This cost does not include meals or lodging. A real estate agent would have saved them those dollars.
Both in the short term and long term, hiring a professional real estate agent who specializes in land within a particular geographic area makes sense as well as save cents.
