The Perfect Open House Formula for max traffic through your listing starts long before a single sign goes in the ground, and while great signage plays a major role, the real momentum begins online where buyers first discover and plan their weekend showings.

One of the most overlooked yet effective strategies is scheduling the open house in the MLS about a week in advance, giving it time to syndicate across platforms like Zillow, Realtor.com, and Redfin, where buyers begin to notice it, save it, and often plan their weekend around it, turning what could feel like a last-minute event into something intentional and well-attended.

Once that foundation is in place, directional signage takes over by guiding traffic from major roads through key decision points with bold, easy-to-read arrows that eliminate confusion and create a seamless path to the property. The goal is not to overwhelm with quantity but to place signs where they naturally capture attention and lead buyers step-by-step to the home.

I like to give myself an hour to set up the flags safely. Intersections with busy traffic can be challenging. Rather than play Frogger (GenX - you know what I'm talking about) and getting injured, take your time and you'll still have time to lift all the shades and turn on the lights.

Hello Denise - I believe the attitude of a real estate agent can elevate the altitude of an open house event or any marketing activity.   Likewise, it can fall flat with some.  It's another reason why the business is full of many opinions.
