Good morning and a very nice video. My sense is some folks do not understand "how" to take a photo.  A good iPhone camera when used property can take some great photos. As I sell mostly dirt, the iPhone camera works very well.

Yes tho I am considering buying a camera as it can filter out light. I notice this when attempting to take photos of a horse fence.

Those are all excellent points, Dorie. The one regarding the list price is the most difficult that I have found, with unrealistic seller expectations and price.

While my market works very differently- you point about highest offer doesn't always win- holds true here as well, though sometimes for different reasons. If the offer is for a co-op, I have won bidding wars not because my clients always had the highest offer- but overall because my clients were overall stronger- and sometimes it can be the level of detail I put into the offer vs. a broker with a better offer but didn't provide the clear level of detail that I did. I have even won a bidding war because I had experience with this type of income restricted co-op and the other brokers that submitted offers for their clients didn't...so my experience got my client the apartment even though my clients offer was slightly weaker than the other bidders.
