Making Integrity Non-negotiable in Today’s Real Estate Market

What does integrity look like in 2026? Certainly not the textbook definition. Not the polished version we post online. I’m talking about the real, everyday choices—the ones no one sees.

In a world that moves fast, negotiates hard and rewards results, integrity is still the one thing that cannot be negotiated.

My foundation, and everyone on my team’s foundation is simple: Integrity Without Compromise. Not when it’s convenient, not when it benefits us, not when no one is watching. Without compromise. Period.

Integrity isn’t just about honesty—it’s about consistency. It’s doing the right thing when it costs you time, money or even the deal itself. Integrity shows up in the hard conversations. It shows up in full transparency.

Integrity shows up in disclosures that would be SO much easier to avoid. It shows up in advising a client to walk away—even when it means you don’t get paid.

Because here’s the truth (and gosh, I hate hearing someone say, “here’s the truth!!”), your value in this business isn’t measured by your volume. It’s measured by your standards. Every day in real estate, we’re given opportunities—some obvious, some subtle—to bend just a little. To cut a corner, stay quiet, look the other way.

That is where integrity lives—or dies. The most respected professionals in this business aren’t the ones who chase every dollar. They’re the ones who protect their name at all costs.Because guess what? Your reputation is your real currency.

Things happen. Deals fall apart. Markets shift. We’re faced with clients who put our integrity on notice. But when our integrity is intact, our business—and our legacy—remain strong.

My commitment to integrity is also why I so passionately serve on our MLS Professional Standards Committee—helping uphold the very principles that protect both our industry and the clients we serve.


Ask yourself: Do you do the right thing… even when it’s the harder path? Even when it slows things down? Even when no one would ever know? Because integrity isn’t something you achieve once; it’s something you choose—again and again.

And when you truly live it, something powerful happens—decisions become clearer, conflicts become quieter and your business becomes stronger, more trusted and more sustainable.

At the end of the day, this isn’t just about real estate; it’s about who you are within—when it matters most.

Absolutely!!!!!!!!

As for this - "your value in this business isn’t measured by your volume." This is why it always makes me nuts that people who make a lot of money get recognized for their financial results. That doesn't mean they are acting with integrity, compassion, and the like. It doesn't mean they are great real estate professionals.

You are right, it's rarely the easy path, but it's always the path I take and my agents take.  I've actually only every had ONE actual client have a negative thing to say.  And I feel like she just didn't  pay attention to the vast amount of things my agent did behind the scenes that make her deal close.  It was just crazy.  But she only stayed on the lake a couple of years before she left.  And frankly it was once that a repeat business was NOT something I wanted to do.

You could go after the fast bucks, but that really leaves a bad taste, doesn't it, and may make for a bad reputation not only with your clients but with you and your constituents. Integrity is not something you can buy; it is something  that comes from within

Perfectly said, Debe. Integrity is who you are, 24/7.  It is your personal "rules" you live by. Integrity is not something you pull out of your bag when it's convenient.   I can accept someone who makes a mistake if it is done with the best of intentions. What is not acceptable is someone whose primary goal is their own bottom line.

With over 5 decades in sales, I have always believed in being true to my word and even if that truth may not be what the client or customer wants to here.  Years ago I read his quote "Integrity is doing the right thing when no one else is watching." I do recall shaking my head when I would get a request that was not right and then when I kicked it back nothing buy noise. 

We are dependent on our clients and the only way to keep in their good graces is to do it correctly, and when they see the results, they just nod and that is what we work to achieve.

AMEN, Ed Silva, 203-206-0754! I have a client who built a gorgeous home and wanted more space than what they had in their multi-million dollar home. They wanted to list their home and purchase another one. They invited me to come over for a glass of wine one evening to discuss. I arrived, totally prepared with comps, a marketing plan and everything we needed to 'get started.'

We walked the home and I kept hearing how much they loved their home, neighbors, school zoning, commute  to work, etc. While they have children, they weren't 'clutter' people. In fact, they had very little storage. So, I suggested meeting with a contractor to turn a screened porch into heated space and also create an enormous room that was storage that they didn't need. 

I shared the cost of a new home nearby that had those extra rooms. It was going to cost FAR more to MOVE from their 3-year old home than to enclose a couple of rooms. They have thanked me at least a dozen times, telling me that they can't believe I "would give up earning compensation on 2 large sales and instead told us NOT to sell!" Every time, I tell that that's what I would have done too. I couldn't, in good conscience, suggest they move when I saw the build-out opportunities they had right in their home they absolutely LOVED!

Those clients have given me so many referrals and I am convinced that they do that because they know their friends and family can also trust me. 

Sorry for the long response but, your comment about being dependent upon our clients reminded me of that family!

Debe Maxwell, CRS - I was very much aware of integrity from my father. He served in the Navy in WW11. Then my parochial school was very disciplined in being moral and having integrity. I've served in many Leadership positions. In reflecting back, I believe virtue and integrity is intertwined. Virtue is about moral excellence - never cheat, steal, or be sneaky. You're not fooling anyone if you don't have moral excellence. Qualities that come out of living a virtuous live included: honesty, courage, self-discipline, compassion, humility and always being fair. 

Integrity is definitely about being consistent - and not just when someone is looking. Your actions must match your values. Otherwise, you're a liar and the worst person you can lie to, is yourself. When you lose your self-respect, you have proven you can't be trusted. My name is the only thing I have and I never what my reputation to be tarnished.

     There is a reason the REALTOR code of ethics was drafted as a guide in 1913 Debe Maxwell, CRS. But your buyer and seller will cut off the pious "I'm more ethical, never waiver in the integrity department" sermon.

     A savvy buyer and seller will interrupt the fluff and tell you they value integrity, ethics, morals... EVERYONE does. But if that's all you are marketing, where's your competence and current market knowledge to help them rather than promote you, instead of just character testimonials. 

     The agent that spends more time trashing our industry is a big red flag. Market data and property specs, competence, experience is what's needed.

The buyer is more interested in the structure integrity, not about yours. The seller wants to know what went wrong in your last ten listing sales that never closed. 

     Buyer wants your help to find the lowest interest rate for this house with my credit score. Help me avoid moving my family twice and get me an early possession.  Or search the inventory for a quick possession empty house in my price range. 

     Seller instead of hearing about your high ethical standards rant is wondering about how you filter out lookie loos and unqualified buyers. Sellers want a marketing plan, to see your last three property online presentations. Instead of hearing an integrity script touted like it is somehow a special anointed rare feature that only you magically possess.

Not sure if you read it or not but, in a nutshell, we ARE seeing a lot of crazy cases come across our desk (Standards committee). My intention is not to bash other agents, rather build them up; help them see what is truly important in this business—and in life.

Oh, and it wasn’t a ‘rant,’ nor was it ‘fluff.’  It was meant to help my peers do a little self-reflection and share their thoughts on integrity without compromise as others have done. It wasn’t meant to incite rude, condescending remarks.

     Nothing's changed, Ethics matter, integrity and honesty are the foundation. At the same time, I've met many many real estate agents who are honest, hardworking and true blue.

     Our industry has more good people than it sometimes gets credit for. They all work hard, quietly serve, always volunteer and step up to do right by their clients, just in different ways Debe Maxwell, CRS.

     Actions more than words. CS Lewis argued that "ethics isn't about feeling superior or acting "holy" but about the gritty, internal work of "seaworthiness" - Fixing the leaks in our own character before we try to steer the whole fleet".
