Let's Talk About What These Headlines Really Mean To You!

Good morning, everyone! It’s your neighbor, HelpfulHannah, here to help you clear up some of the "noise" you might be seeing in the news today.

I’ve been reading the latest from Inman News, and you might have seen that the National Association of Realtors just changed its tune on how many homes will sell this year. They were expecting a huge 14% jump, but now they’re pulling back a bit because those mortgage rates are being a little "fickle" again.

Here’s my take for my friends in Philly, Bucks, and Montco:

While the big national headlines can sound a bit scary, real estate is always local. Yes, the rates are jumping around, but I’m still seeing beautiful homes hitting the market and buyers who are ready to find their "forever" spot.

Remember, it’s not just about the numbers on a chart; it’s about your life and your goals! Whether you’re a first-time buyer or looking to make a transition to something smaller, I’m here to hold everything together for you and make the process seamless.

  • Interest Rate "Wiggles": Rates have been a bit of a rollercoaster lately, which naturally makes buyers a little more cautious.

  • Inventory Tug-of-War: We're still seeing high demand for homes in our beautiful Philly suburbs and city neighborhoods, but supply is catching up.

My Take for Philly, Bucks, and Montco

National news is great for the "big picture," but real estate is local. Here in our corner of Pennsylvania, I’m still seeing incredible opportunities. Whether you're looking for a classic stone colonial in Bucks or a modern townhouse in the city, the "right" time to move is always when it fits your life and your goals.

The Bottom Line: Don't let the big national numbers spook you. The market is finding its footing, and there are still plenty of ways to win—whether you're buying your first home or selling a long-time family treasure.

Speaking of headlines- I just saw an article that stated that Fannie/Freddie are going to up the minimum reserve requirement for condos to 15% up from 10%.

Hannah I think you are spot on about the present market conditions.  Buyers and Sellers need to ignore the national news and listen to their local Realtors when it comes to the housing market.

I like your take, and people should listen to your advice!  I always say that when someone is ready to buy a home, then it is the right time for them to buy a home, and likewise, when someone is ready to sell a home, then it is the right time for them to sell their home!

Patricia Feager You are so kind, but these days, many people are listening to the media rather than the big picture. The interest rates are not high. I purchased a home when rates were high 18% when rates came down, prices went up.

     How's new construction and development in your market area today? Home-price-to-income-ratio is doing what in your market and days on market is increasing, steady she goes or dropping?

     What's the sale price to list price ratio today in your market? What are you seeing for local trends? If no new home listings came online, how many months supply in each of those three locations of Philly, Bucks, Montco?

     You can run circles around large news outlets that generalize for the country but can miss the mark completely for the market you represent.

I listen to national news outlets about sales and inventory, etc. as well.  Obviously good properties in the right place at a reasonable price will sell.  Trends tend to affect us all though unless your hyperlocal area is experiencing a boom or a bust.  Larger towns and cities have zones that are perennially slow and others that turn over quickly.  Well, I haven't said anything new I guess, so I will sign off!  But thanks for the essay~!
