Speaking of headlines- I just saw an article that stated that Fannie/Freddie are going to up the minimum reserve requirement for condos to 15% up from 10%.

Hannah I think you are spot on about the present market conditions.  Buyers and Sellers need to ignore the national news and listen to their local Realtors when it comes to the housing market.

Thank goodness you are the voice of reason in your local selling area, Hannah and you are correct, all real estate is local! Much of the hype is just static.

I like your take, and people should listen to your advice!  I always say that when someone is ready to buy a home, then it is the right time for them to buy a home, and likewise, when someone is ready to sell a home, then it is the right time for them to sell their home!

Hannah Williams - Your Heart-to-Heart talk is exactly what people who are thinking about buying or selling their home needs to hear. You're the community expert with more experience in real estate than anyone in the media and most likely any politician.

What really resonates the most for buyers to remember is, never forget this is your life and your goals. Anyone who is serious about change needs to know, buyers can't transition into home ownership (first or more) if they don't change their perceptions. Trusting your local Real Estate Agent, Hannah is the wisest way to acquire proper guidance. 

In real estate there are lots of interest rate wiggles and jiggling of the keys to look at houses. Hannah is one of the best jugglers that I know of in NE Philadelphia and Buck! She will not drop the ball, even if there are many balls to juggle. You can depend on Hannah. Selling houses is not her first rodeo.

     How's new construction and development in your market area today? Home-price-to-income-ratio is doing what in your market and days on market is increasing, steady she goes or dropping?

     What's the sale price to list price ratio today in your market? What are you seeing for local trends? If no new home listings came online, how many months supply in each of those three locations of Philly, Bucks, Montco?

     You can run circles around large news outlets that generalize for the country but can miss the mark completely for the market you represent.

Congratulations on the feature, this is a great post and you state it over and over that real estate is local. It can vary street by street. National headlines do not relate to local real estate.

I listen to national news outlets about sales and inventory, etc. as well.  Obviously good properties in the right place at a reasonable price will sell.  Trends tend to affect us all though unless your hyperlocal area is experiencing a boom or a bust.  Larger towns and cities have zones that are perennially slow and others that turn over quickly.  Well, I haven't said anything new I guess, so I will sign off!  But thanks for the essay~!
