Almost everyone likes to daydream about the first home they are going to purchase. I have to think back more than 50 years ago to my first home hunt.

I was 18 years old and very practical. I had zero interest in starting a family, I just wanted a place of my own where I could crank up the stereo and have a beer.

Fortunately for me my Dad had a Realtor friend and the three of us went on the hunt together. Back then it started out with the "book". A loose-leaf binder with one black and white photograph of the front of the house.

I think we picked out three to look out. My budget allowed for monthly house payments of about $100.00.

The little house above became my dream home. At $13,000 my monthly payments were $101. a month. Even better was it had a little apartment downstairs that I rented to my girlfriend for $100. a month (I paid all utilities). 😏

When I first became a Realtor I was surprised that very  few young home buyers today think as conservatively as I did when I purchased my first home. It seems that young, first-time home buyers are only interested in homes as nice as, or better, than the homes they just left.

I've known several first-time homeowners that could not afford to purchase furniture their first year in the home. In the spirit of full disclosure, I ate saltines and pie filling for many meals that 1st year but I did have furniture. ☺️

Do you enjoy the cartoons written by my son (Timmothy N. Timm) which I use as a springboard to write my daily posts? I think we paid about $45,000 for our first home. The nice thing was that a commission on a land deal from the seller covered the cost.

Good morning, Bob... I can't remember when I came across first time buyers who weren't taking a more conservative approach to what they were buying. Maybe it's the aftermath of the Great Recession, but 99% of my buyers, first-time or not, all buy "under" what they could technically qualify for. That's a good thing.

That is a good thing Nina Hollander, Broker . I am guessing that you and the lender both talk common sense to your buyers. I used to ask home buyers: "do you want the maximum house and not have money for furniture or food?".

Good morning Bob. I was a loan officer at a Savings & Loan when I bought my first homeroom a builder who used us as a primary source of end loans for buyers of his product. A two bedroom, one bathroom with a one car garage. Shortly after moving in I got a divorce and I go t the house and see took the furniture and everything else. It looked roomier practically empty. That said the refrigerator kept the beer cold and I could make the monthly payment. The rate on my mortgage was a low 6.75%. Enjoy your day.

I am always remembering my parents first home outside London, my dad borrowed some extra  money from a friend so they could build a garage as well as the house. The whole thing was just after World War II and the price was very low. My first home was a two bed 1 bath semi-detached with a small garden. I loved that home.

I loved my first home too Nick Vandekar, 610-203-4543 . The City of Moorhead MN often offered zero interest or low interest home improvement loans to keep people from moving across the river to Fargo ND. I used one to reenforce my basement and add drain tile. I used another to remove the apartment downstairs and put in two beautiful egress bedrooms. One of the two loans even had no payments no interest as long as you stayed for two years, which I did.

Hi Bob- I've moved about 11 times. Our first home was one that Larry's company built. What I remember was spending on Saturday hauling dirt to the backyard and front for our flowerbeds. I couldn't move my hands the next day!

Yup, when you use muscles all day that you don't normally use it's going to hurt later. Usually it's my back that hurts the most. From the pictures of your gardens I'd say your labor was well worth it Kathy Streib .
