Sometimes real estate agents sell properties that have issues. Out here in Golden Valley, AZ washes, flood plains and road access are always issues facing sellers especially those wanting to sell vacant land.
This particular seller publicly shared his appreciation with my efforts:

When professional real estate agents go the extra mile, those efforts are usually rewarded. I am glad this challenging vacant land property did sell given the designated right of way had turned into a wash and much of the property was in a designated flood plain. However, it had power and water availability.
