“Inspection or Influence?”

I was recently at a meeting in Austin, Texas, with the Texas REALTORS® to discuss governance issues within our organization. 13 of us have been tasked with looking into the structure of our association as things in the real estate world continue to change at a rapid pace. Our group has been meeting via Zoom, and this was the first time we met in person.

Our team is made up of brokers, appraisers, and agents from all over the state. Some of us are from small boards and others from mid-sized to mega boards. Each of us comes from a different perspective regarding expertise. One member is a former TREC (Texas Real Estate Commission) Chair. 

As we were all visiting after dinner, one member began mentioning that there was talk of insurance companies starting to purchase many home inspection companies. The purpose appears to be so that these insurance companies will have access to home inspections. Well, that conversation opened a whole can of worms!

Just curious if my fellow Active Rainers are hearing anything like this? If this is true, this is not good for the business or for our homeowners. This feels to me very far-reaching and invasive. The consumer, of course, in this scenario would be the party impacted the most.

Whoa!  This is the first I'm hearing of this! Home inspections must remain independent, unbiased, and buyer‑focused. Allowing insurance companies to take over this role would compromise privacy, limit choice, and introduce financial motives into a process that should be rooted in transparency and trust. Now that I know about this, I'll keep my ears open. I would imagine NAR is on top of this, too?

That sounds like health insurance and the ability to say we are not covering this or that due to prior conditions. Imagine, we are insuring you at $xxx but the roof is not covered due to its age.

Hi Paula- as someone looking from the outside in, this does not seem like something that would help buyers. It seems overreaching and an invasion of privacy.

Haven't seen this locally. I would say the bulk of the inspectors here are independent contractors that are solo or have a small team.

That is an interesting concern, and one that could have real implications for buyers and sellers. Independence in inspections is critical, and it will be important to watch how this develops.

This is a really interesting (and honestly concerning) development if it gains traction.

I haven’t seen widespread confirmation of insurance companies actively acquiring inspection firms at scale yet, but strategically, it would make sense from their standpoint. Controlling inspection data at the front end of a transaction could give insurers a significant advantage in underwriting, risk assessment, and even claims positioning later on.

That said, the implications are where this gets complicated:

  • Conflict of interest risk – If the same entity influencing insurability also controls the inspection narrative, objectivity could be compromised.
  • Consumer impact – Buyers rely heavily on inspections as an independent evaluation. Any perceived bias could erode trust quickly.
  • Transaction friction – This could introduce new hurdles if insurance underwriting starts influencing negotiations earlier in the deal.

We’ve already seen how data ownership is becoming a major battleground in real estate (MLS, portals, AI valuation models, etc.). This feels like a natural extension of that trend—moving deeper into the transaction lifecycle.

If this does materialize, I think we’ll see pushback from multiple angles: agents, inspectors, and likely regulatory bodies as well. Independence in inspections has always been a cornerstone of consumer protection.

 

Definitely worth keeping an eye on. If anyone has concrete examples or markets where this is already happening, that would be valuable to analyze.

It's interesting who owns the software for the inspection reports. A lot of times those reports are available for viewing online via a private link. How secure is this data and who owns it?
