The following information was taken from the MLS (private sales are not included, nor are multifamily properties or mobile or manufactured homes). The data are believed reliable at the time this report was written but not guaranteed.
10 homes sold in Solana Beach in March, 2 more than last month. Here are the details:
Single Family Homes Sold
6 (up by 1); 9 Days on Market; Average Sales Price was $3,168,019 (down 12%); the Average Sales Price was 98% of the original asking price.
Condos, Townhomes and Duplexes Sold
4 (up by 1); 3 Average Days on Market; Average Sales Price $2,612,500 (up 74%); the Average Sales Price was 97% of the original asking price.
Overall sales volume for the Solana Beach housing market rose modestly from February. Condo, townhome and duplex sales increased by 1, while single family home sales did the same. The average sales price for condos, townhomes and duplexes increased significantly from last month. In contrast, the average sales price for single family homes dropped compared to February.
The average marketing time for condos, townhomes and duplexes was shorter compared to last month. The average time on the market for single family homes was also shorter than in February.
Sales prices ranged from $725,000 to $4,900,000. The median sales price of condos, townhomes and duplexes in March was $2,412,500, up 42% from last month. The median price for the single family homes was $2,895,000, up 1% from last month.
While 5 of the 10 home buyers were able to negotiate their sales prices, 5 homes sold for asking price or higher.
At the end of March there were 36 homes for sale in Solana Beach, compared to 22 last month, which was good news for buyers. Home prices range from $830,000 to $10,999,888.
Solana Beach has a supply of 5.2 months for condos, townhomes and duplexes (up from 2.3 months last month), and 3.4 months for single family homes (down from 3.6 months last month). This is based on the rate of sales over the last 3 months and the supply.
Solana Beach is becoming a balanced market for condos, townhomes and duplexes, and is a seller’s market for single family homes in March.
25 new listings entered the Solana Beach real estate market in March compared to 14 last month. The number of homes going pending (excluding homes that sold in March) increased slightly from 7 pendings last month to 9 in March.
