Good reminders here, especially around functionality and efficiency. Buyers today are looking at how a home lives day to day, not just how it looks online.

I would add that price and condition still lead the conversation. You can have smart features and updated finishes, but if the home isn’t positioned correctly in the market, buyers will move on quickly.

The flexible space point is spot on. We are seeing more buyers ask how a room can serve two purposes before they even schedule a showing.

One thing I continue to emphasize is maintenance. A well-cared-for home with solid systems often wins over one with trendy upgrades but underlying issues.

Strong list overall. When these features are combined with the right pricing strategy, that’s when sellers see the best results.
