How to Get the 4% Property Tax Rate and Homestead Exemption in Oconee County, SC

If you are moving to Oconee County or have recently purchased a home, one of the most important steps you can take is making sure your property is taxed correctly. South Carolina offers a 4% primary residence tax rate, along with additional savings through the Homestead Exemption for qualified homeowners.

These benefits do not happen automatically. You must apply.

Here is how to get it done the right way.


What is the 4% Property Tax Rate in South Carolina?

In South Carolina, owner-occupied homes qualify for a reduced 4% tax assessment ratio, compared to higher rates for second homes, rentals, or investment properties.

This applies only to your primary residence.

If you do not apply, your home will be taxed at a higher rate.


How to Apply for the 4% Primary Residence Rate in Oconee County

You will need to go in person to the Oconee County Assessor’s Office.

What to Bring:

  • Legal description of your property

  • South Carolina driver’s license showing your property address

  • Vehicle registration or titles showing your address

    • A voter registration card can be used instead of a vehicle registration card

  • Proof of when you moved to South Carolina

What You Will Do:

  • Complete a simple one-page application

  • Declare that this is your primary residence

  • Confirm that you are not claiming a primary residence in another state

This step is critical. If you own property elsewhere, you cannot claim the 4% rate on more than one home.


Important Tip

Make this a priority after closing. The sooner you apply, the sooner your tax rate is adjusted correctly.


What Is the Homestead Exemption in Oconee County?

Once your home is established as your primary residence, you may qualify for additional tax relief through the Homestead Exemption.

This is available for:

  • Homeowners 65 years or older

  • Disabled individuals

  • Veterans with a qualifying VA status


How to Apply for Homestead Exemption

After you have owned and lived in the home for at least one full year, you can apply through the Oconee County Auditor’s Office.

What to Bring:

  • South Carolina driver’s license with your current address

  • Full Social Security number

  • VA identification (if applying for veteran exemption)

What to Know:

  • You must already have the 4% primary residence status in place

  • Ownership and occupancy for one full year is required

  • This is also a simple application process, but documentation matters

Good morning, Gwen... this is such important information for SC homeowners. I once listed a property in Lancaster County, SC where the owner had not been advised about filing for resident tax exemption... she'd paid huge taxes for years. I sent her to the tax office in Lancaster and they refunded three years of over-payments, but she was still out for seven years.

I had a neighbor, a teacher.  She lived next door for over 20 years.  She did not file until Henry told her she would have to file for the 4% rate; it was not automatic.  She could not understand why, since all their mail came to that address.
