
My Take on the Southwest Florida Market Right Now…
What stands out to me in this week’s numbers is simple:
👉 Pending sales are keeping pace with—or even outpacing—new inventory in multiple areas.
That tells us something important…
Buyers are still here.
They’re active.
But they’re selective.
We’re not in a market where everything sells anymore—and honestly, that’s a good thing. It’s a more balanced environment where:
✔ Homes priced right are moving
✔ Homes positioned correctly are getting attention
✔ And homes that miss the mark are sitting
This is no longer a “list it and hope” market…
It’s a strategy and execution market.
From what I’m seeing across Cape Coral, Fort Myers, Bonita/Estero, and Naples:
• Demand hasn’t disappeared—it’s become more disciplined
• Buyers are comparing EVERYTHING
• And pricing + presentation are deciding outcomes
Bottom line:
The opportunity is still very real—for both buyers and sellers—but how you approach the market matters more than ever.
