73 homes sold in March in San Marcos’s 2 zip codes (92069 and 92078), 14% more sales than last month. Here are the details:
Single Family Homes Sold
46 (up 18%); 22 Average Days on Market; The Average Sales Price was $1,298,704 (up 4%); Average sale price was 99% of the original asking price.
Condos, Townhomes and Duplexes Sold
27 (up by 2); 32 Average Days on Market; The Average Sales Price was $702,633 (down 4%); Average sale price was 99% of the original asking price.
The overall sales volume in March rose from last month. There were far more single family homes sold, while condo, townhome and duplex sales increased by 2. The average sales price was up for single family homes, but dropped modestly for condos, townhomes, and duplexes. Sales prices in March ranged from $237,500 to $2,050,000.
46 single family homes sold in March 2026 compared to 37 in 2025, while there were 7 more condo, townhome and duplex sales in March of 2026 than in 2025. The average sales price for single family homes in 2026 was 2% lower than 1 year ago (while the median was just higher by 10% than in 2025). In contrast, the average sales price was 8% higher in March 2026 for condos, townhomes and duplexes while the median price was 8% higher than in 2025.
The average time on the market in March was 6 days shorter for single family homes, and 1 day shorter for condos, townhomes and duplexes compared to February. 41% of the homes went pending within 1 week or less, fewer than last month.
While almost half of the home buyers negotiated their sales prices, 51% paid asking price or more, more than last month. The median sales price of the single family homes was $1,252,500 (up 9% from February), but was 1% lower for condos, townhomes and duplexes at $714,900.
There were 7 San Marcos homes for sale at the end of March with an Active Under Contract status, compared to 12 last month. These homes are included in the overall Active statistics below.
The San Marcos housing inventory declined by 7% from February, with 124 homes for sale at the end of the month. List prices range from $149,000 to $3,150,000. There is a supply of 2.8 months for condos, townhomes and duplexes (down from 2.9 months last month), and 1.9 months for single family homes (down from 2.3 months last month), based on the rate of sales over the last 3 months.

San Marcos is a very strong seller’s market based on supply and demand for single family homes, and is a strong seller’s market for buyers of condos, townhomes and duplexes.
78 new listings came on the market in March, about the same as last month (77). The number of homes going pending rose to 62 from 51 excluding homes that closed escrow in March.
