The 1920s Ashton, MD, Dutch Colonial that stopped everyone scrolling

Some homes are all about square footage, or pretty finishes. But old homes are always about the stories they carry, and the kind of history you can feel the moment you step inside. 

This 1927 Dutch Colonial in Ashton, Maryland, was one of those homes. 

It had been the youth pastor's house, a place where people came and where kids tracked in mud from the yard, where life happens in a way that leaves a mark. The bones were solid, the charm was intact, and the projects.... well, there were plenty of those. Three acres, a detached garage, original details that hadn't been touched in years. It was the kind of property people - many of them, as it turned out - watch for. 

When I listed it, I knew it would draw attention, but I didn't expect just how much. 

Fifty-four showings in four days. 

The kind of steady, back-to-back-to-back traffic that tells you that your marketing has been more than effective, the price has hit that sweet spot of attracting multiple serious, ready, and able buyers. 

And then the offers started coming in.

Fourteen in total. 
Eight all cash.
And multiple above list price. 

Clear communication and firm negotiation landed us three offers $120,000 over list price, and carried us through the frenzy. My job wasn't to celebrate volume (although I did, in between all the calls and messages, and prepping the offer comparison chart); it was to protect the seller, filter the noise, and identify the offers that would actually get us to the finish line. And it did. 

We closed on this 1927 Ashton property on April 14th. It's meaningful to hand over keys to a home like this. You feel its past and the possibilities of its next chapter. This one is officially in new hands now, ready for someone else to take on the projects, honor its history, and make it their own. 

I can't wait to see how the new owner transforms this home. No doubt, he will create something extraordinary. I just hope he'll retain its original character and the features that are worth saving
