Goodwill Is Good No Matter the Outcome

By
Real Estate Agent with Dirt Road Real Estate SA676002000

Many professional real estate agents engage in goodwill behaviors on a regular basis. Their actions are voluntary, kind, friendly and empathetic.  For those who are truly authentic, there are no expectations of receiving anything in return. Of course, when something is received in return, this action is most appreciated.

My standard of practice before I commit to listing a property is to physically visit each potential vacant land listing as well as residential though those residential properties are far fewer. What this means is I am voluntarily giving of my time and time is money.  Yes, if the vacant land parcel is viable, I would like to list it, if not at least the potential client knows the “lay of the land” so to speak.

Marshall Field is quoted as saying

“Goodwill is the only asset that competition cannot undersell or destroy.”

Funny how sales people in all industries including real estate fear the competition.  Years ago a good colleague said:

“You drive by more business than you will ever have.”

I believe small businesses, such as my own real estate practice, have a competitive advantage over some of the larger firms. No one is forcing us to sit at a desk, achieve certain production numbers or make those dreaded cold calls. For me this means our goodwill is authentic.

We invest our time and hence our behaviors toward goodwill but not thinking consciously that the purpose is goodwill.  That includes just answering the phone and having an authentic conversation. Often we learn more than we need to know. However, the person on the other side feels that someone is truly listening,

Recently I wrote about being on the road again.  My time for checking out this particular vacant land in Golden Valley, AZ was over 4 hours.  After two visits to this vacant land parcel I determined there was no away to access this property.

For some, this may have been disappointing. However I saw 2 silver linings in this cloud of disappointment.  First, I was able to further expand my road knowledge of this area of Golden Valley given Golden Valley, AZ is over 300 square miles.

Second, on my way home I took a public maintained dirt road that I had never traveled south of old Route 66.  Given I sold a home to the north of Route 66 on this same road, I stopped by to say hello to past clients.  We had a great visit.

My sense is one of the hidden gems of goodwill is building the asset I call trust. Additionally, I believe goodwill reflects our own ethics or moral code of conduct through our actions.

Possibly this quote by Jane Addams sums up goodwill.

"Action indeed is the sole medium of

expression for ethics."

Well said. The time you invest without a guaranteed outcome is often what builds the strongest reputation. Clients remember who showed up, who did the work, and who told them the truth—even when it was not what they hoped to hear. That is where trust is built, and that is what sustains a business long term.

Good morning Gwen Fowler SC Lakes & Mountains 864-710-4518 and thank you for your affirmations about goodwill. Sometimes telling the truth is the most difficult action to take because of the fear of losing goodwill and trust.

Good morning, Leanne... this is the first time I've seen Marshall Fields' quote about goodwill and I love it.

Goodwill in a business, small or large, is so important. There's a reason corporations have a line item on their balance sheet called "Goodwill." It reflects the intangible values a company has -- customer loyalty, brand reputations, etc. As real estate agents we might not be publishing balance sheets, but that goodwill line item is critical for continued success.

To be truthful it was the first time for me to read of this quote. Hmm, your goodwill line in that unpublished balance sheet makes complete sense. Thank you and good morning.

Good morning Sham and I am not surprised by your response. Goodwill is there for all especially as you shared "no expectations of receiving anything in return."

Good morning Leanne. Your self education on roadways and property ingress and egress is a solid investment in goodwill that may not "pay dollars" now but likely will lead to a "payoff" later. Not many are that dedicated. Kudos to you. Enjoy your day.

In any industry self education is essential. Yes ingress and egress is critical to successfully listing and selling land. Thank you for the kind words about dedication. We who are older I believe have a different attitude about doing what is right when no one else is looking.

HI Leanne- your willingness to drive the EXTRA mile to check out a possible listing is what makes you an exceptional agent. Goodwill, while intangible, shows up in other areas such as the bottom line and repeat business.

Good morning Kathy Streib and thank you.  I just can't imagine not checking out vacant land.  How can one list something one has never seen? Yes I know it is done by others. I know what I can control, what I may be possibly be able to influence and what is out of my control, the behaviors of others.

Giving of our time free of charge is certainly goodwill, and every prospective client should truly appreciate that, haha.

I agree and often unfortunately our clients lack that appreciation. We have no control over their behaviors.
