Many professional real estate agents engage in goodwill behaviors on a regular basis. Their actions are voluntary, kind, friendly and empathetic. For those who are truly authentic, there are no expectations of receiving anything in return. Of course, when something is received in return, this action is most appreciated.
My standard of practice before I commit to listing a property is to physically visit each potential vacant land listing as well as residential though those residential properties are far fewer. What this means is I am voluntarily giving of my time and time is money. Yes, if the vacant land parcel is viable, I would like to list it, if not at least the potential client knows the “lay of the land” so to speak.
Marshall Field is quoted as saying
“Goodwill is the only asset that competition cannot undersell or destroy.”
Funny how sales people in all industries including real estate fear the competition. Years ago a good colleague said:
“You drive by more business than you will ever have.”
I believe small businesses, such as my own real estate practice, have a competitive advantage over some of the larger firms. No one is forcing us to sit at a desk, achieve certain production numbers or make those dreaded cold calls. For me this means our goodwill is authentic.
We invest our time and hence our behaviors toward goodwill but not thinking consciously that the purpose is goodwill. That includes just answering the phone and having an authentic conversation. Often we learn more than we need to know. However, the person on the other side feels that someone is truly listening,
Recently I wrote about being on the road again. My time for checking out this particular vacant land in Golden Valley, AZ was over 4 hours. After two visits to this vacant land parcel I determined there was no away to access this property.
For some, this may have been disappointing. However I saw 2 silver linings in this cloud of disappointment. First, I was able to further expand my road knowledge of this area of Golden Valley given Golden Valley, AZ is over 300 square miles.
Second, on my way home I took a public maintained dirt road that I had never traveled south of old Route 66. Given I sold a home to the north of Route 66 on this same road, I stopped by to say hello to past clients. We had a great visit.
My sense is one of the hidden gems of goodwill is building the asset I call trust. Additionally, I believe goodwill reflects our own ethics or moral code of conduct through our actions.
Possibly this quote by Jane Addams sums up goodwill.
"Action indeed is the sole medium of
expression for ethics."
