Clear to Close!
There are three words in real estate that sound almost as beautiful as music.
Clear to close!
Those words mean we are almost there. Not “almost” in the hopeful way. Not “the lender says it looks good.” Not “we are waiting on one more thing.” Not “we should have approval any minute.”

Clear to close means the final pieces are in place and settlement can be scheduled.
By the time we hear those words, a lot has already happened behind the scenes. The contract has been signed. The earnest money deposit has been delivered. The inspections have been handled. The appraisal has been ordered, completed, reviewed, and accepted. The title work has been done. The lender has reviewed the buyer’s income, assets, credit, employment, bank statements, tax returns, and whatever else they needed.
Sometimes there are estate papers. Sometimes there is a power of attorney. Sometimes there are condo documents, HOA documents, co-op approvals, proof of funds, gift letters, repair receipts, termite reports, insurance binders, payoff statements, wire instructions, signatures, initials, addendums, corrections, and one more form that seems to appear out of nowhere.
And still, we wait.

We hear things like,
“The loan is moving along nicely.”
Or,
“We just need one more condition.”
Or,
“It should be any day now.”
Those are encouraging words, but they are not the magic words.
The magic words are clear to close! Period!
That is when everyone can finally take a breath. The buyers can plan. The sellers can prepare. The settlement company can set the time. Movers can be confirmed. Utilities can be transferred. Keys can be gathered. Checks can be calculated. Final walkthroughs can be scheduled.
It is the moment when all the moving parts of a real estate transaction finally line up.
After weeks of paperwork, phone calls, emails, signatures, questions, answers, waiting, checking, double-checking, and sometimes a few deep breaths, those three little words carry a lot of weight.
Clear to close.

Beautiful words.
In real estate, they mean the finish line is finally in sight.
