When we look at the numbers, Etheridge Lakes continues to outperform the broader Hickory High School district. The median sold price in Etheridge Lakes over the past six months was $690,000—a 12.2% premium over the district median of $615,000.
 
Compared to my last update in September 2025, the median sold price has increased by 3.7%, even though overall sales volume is slightly lower. Homes are selling for an average of 99.9% of their list price, meaning sellers who price their homes correctly are getting exactly what they ask for—and sometimes more.

Strong numbers, and the story is clear—Etheridge Lakes is holding its value and then some. That premium over the broader district really stands out, especially with homes still closing at essentially full price.

The consistency in list-to-sale ratios tells you buyers are confident when the home is positioned correctly. Even with slightly lower volume, that kind of pricing strength shows demand is still there.

Also interesting to see the variation in days on market. It reinforces that even in a strong neighborhood, pricing and presentation still determine how quickly a home moves.
