Residential Real Estate for Sale in Addison, Texas

The total number of currently available residential properties for sale in Addison, Texas is 47 homes, compared to the 44 active listings at the beginning of last month. Forty two are pre-owned and 5 are new construction at Addison Grove and The Reserve. Currently for sale, there are:

  • 13 single family homes (ranging in price from $409,900 to $2,950,000)
  • 22 condos ($167,500 to $545,000)
  • 12 townhomes ($449,900 to $845,000)

Thirty two of the 47 available homes have been on the market for longer than 30 days. The average number of days on the market for the current "active" status, pre-owned homes is 94 days, as compared to 91 last month. The median number of days on the market is 56 days, compared to last month's 66 days.

Properties Scheduled to Close

There are 14 homes in the pending status (waiting to close), compared to the 7 pending homes last month.  Nine are pre-owned, and 5 are new construction townhomes. The average number of days on market for all these pending homes is 96 days, with a range of 2 to 284 days. Last month, the average DOM was 85 days, with a range of 2 to 201.

 Sales

There were 14 closings in April and 7 the previous month. The average list price to sold price ratio is 97.7%, compared to the 97.9% last month. One sold at asking price, 3 sold slightly above, and the others below list.

Pre-owned homes: The median number of days on the market for the 13 pre-owned homes that sold was 41 days, while the previous month the median was 34 days. The average number of days on the market was 52 days. The range in April for the previously owned home was 1 to 201 days. The average price per square foot of all previously owned homes sold is $255.77, up from last month's $246.60.

New construction homes: only one newly built townhome at The Reserve closed. It was on the market for 10 days and sold for $687,000 for a 3 bed, 3 ½ bath townhome.
