Yes You Are Important, But…

By
Real Estate Agent with Dirt Road Real Estate SA676002000

Often we have real estate sellers or buyers who are in a hurry rather to list or buy.  Here is my most recent example of what I call Hurry Up, Wait and Hurry-Up Now!”

On April 14 of this year a potential vacant land listing client contacted me about listing a vacant land parcel.  My standard of practice is to visit any parcel before I accept the listing. The seller agreed to meet me 4 days later to show me how to get to the property as the seller knew access was an issue. Due to some unexpected issues, the seller could not make it.

So I went by myself in my trusted Ford 4x4 Ranger and confirmed this property had legal right of way access, but no road access.  I carefully crossed an adjacent 2.35 acre parcel to reach the parcel in question. I took photos of the SE and SW property corner markers as well as some other photos.  Again, I can’t express enough gratitude for the app “onXHunt.”

The seller and I spoke later that same day and she wanted to list the property pronto.  I sent her the comps and then she said “wait” as "I have an offer from an investor."  My response was OK.

As the case with many investors, the offered price was lower and the seller wanted me to work for less than my minimum compensation. I politely informed again of my minimum.

NOTE:  Here is where some buyer agents fail to understand.  Listing agents put in hours behind the curtain that are not readily seen by buyer agents.

On May 1, the seller decided not the take the investor’s “low ball” offer and wanted me to list the property.  I updated the comps. The seller now agreed to have me list the property and  the  “Hurry-Up Now” behaviors returned.

Unfortunately, I told the seller that my schedule was full until the following Tuesday.   As with human nature, the seller attempted to push for a quicker response, and my response was I have other commitments that I need to honor.

From a Hurry Up initial call to a Wait to a Hurry Up Now!, the delay was over 2 weeks.  By the time this vacant land parcel is listed, the delay will be 3 weeks when the parcel could have been listed within a week from the first contact.

My sense is many professional real estate agents have had similar experiences. As professionals, we do our best to demonstrate to our clients that they are important. However, sometimes it seems our real estate practice often turns into a real estate deli with:

“Take a number.”

P.S. Please consider checking out my Facebook business page, The Grit and Gratitude Agent that will focus on the Dirt Roads in Mohave County as well local real estate, lots of dirt or vacant land parcels as some of the local attractions.

Leanne, my experience with these types of individuals, whether they are buyers or sellers, I would rather pass.   They are too controlling for me, and their wishy-washy attitude doesn't fit into my calendar.

I agree yet sometimes we are not aware until we have already invested hours of our time.  I was hoping the seller would accept the investor's offer.

I am dealing with one of those right now. The waiting game can sometimes pay off when all parties are in lock-step.

One can hope my seller can get in lock step.  Thanks for sharing your thought and make it an exceptional week.

Great example Leanne. Hurry up and WAIT affects all of us at times. Just like the lines at Disney Land.

True I haven't been to Disney for many, many years. I do see that in drivers who hurry up, speed and then wait at the stop light. Good morning and thank you Jeff Masich-Scottsdale AZ Associate Broker,MBA,GRI

Good morning, Leanne... you are right... anyone who's been in this business for a while has had a similar experience or two or three! I'm from the same school of thought as Joan Cox, Retired Broker/Owner in this regard.

Yes Joan Cox, Retired Broker/Owner makes a valid point. Sometimes we dont' know that we are going down a rabbit hole. This is a decision between balancing hours already committed to potential future hours.

If they want the right person to list the property, now they'll need to wait. I wouldn't be surprise if they tell you to wait again!

Well sent the docs for review and will give a call today.  The seller has some interesting work hours.

Hey, it's only fair that if clients want to make us wait, then they have to be willing to wait as well, haha.

Well wouldn't that be nice?  Yet waiting often goes against human nature.

The dishonesty and the "playing" of the agent are what stick for me here, Leanne Smith

Once I learned that, it would have been the end of the dirt road for me.

My sense there is no playing of the agent. This seller wants a quick sale for a property that may never sell as there is a right of way but no road.

Leanne Smith - unfortunately, we have become a society of fast food, instant cash and services. Helping clients to understand it is the quality that matters, especially when it comes to real estate sales. You're right, there is a lot of behind-the-scenes tasks for one Seller's Agent, and when there are other clients, every client of yours is treated fairly while you provide excellent services.

So true about how our culture is becoming increasingly one of entitlement mentality. Treating all fairly equitably is important though sometimes emergencies happen. Thank you and good morning.

There is quality above quantity, which is not an issue in this instance but there is also competency above speediness which is very much the issue.

And for me quality always rules. Thanks for continuing this dialogue.
