Often we have real estate sellers or buyers who are in a hurry rather to list or buy. Here is my most recent example of what I call “Hurry Up, Wait and Hurry-Up Now!”
On April 14 of this year a potential vacant land listing client contacted me about listing a vacant land parcel. My standard of practice is to visit any parcel before I accept the listing. The seller agreed to meet me 4 days later to show me how to get to the property as the seller knew access was an issue. Due to some unexpected issues, the seller could not make it.
So I went by myself in my trusted Ford 4x4 Ranger and confirmed this property had legal right of way access, but no road access. I carefully crossed an adjacent 2.35 acre parcel to reach the parcel in question. I took photos of the SE and SW property corner markers as well as some other photos. Again, I can’t express enough gratitude for the app “onXHunt.”
The seller and I spoke later that same day and she wanted to list the property pronto. I sent her the comps and then she said “wait” as "I have an offer from an investor." My response was OK.
As the case with many investors, the offered price was lower and the seller wanted me to work for less than my minimum compensation. I politely informed again of my minimum.
NOTE: Here is where some buyer agents fail to understand. Listing agents put in hours behind the curtain that are not readily seen by buyer agents.
On May 1, the seller decided not the take the investor’s “low ball” offer and wanted me to list the property. I updated the comps. The seller now agreed to have me list the property and the “Hurry-Up Now” behaviors returned.
Unfortunately, I told the seller that my schedule was full until the following Tuesday. As with human nature, the seller attempted to push for a quicker response, and my response was I have other commitments that I need to honor.
From a Hurry Up initial call to a Wait to a Hurry Up Now!, the delay was over 2 weeks. By the time this vacant land parcel is listed, the delay will be 3 weeks when the parcel could have been listed within a week from the first contact.
My sense is many professional real estate agents have had similar experiences. As professionals, we do our best to demonstrate to our clients that they are important. However, sometimes it seems our real estate practice often turns into a real estate deli with:
“Take a number.”
