In Real Estate There Is No Such Thing as a Free Lunch

How often do real estate sellers, buyers, agents and those other parties involved in real estate among other industries sometime fail to realize that everything has a cost.

Believe it or not, there is an actual acronym for this saying “TANSTAAFL.”

There is no such thing as a free lunch.

All of our choices especially when we hear the word "FREE" have hidden costs, opportunities costs  to even tradeoffs. Sometimes those tradeoffs might be our own internal moral code or code of ethics. 

Of course, some believe that we as professional real estate agents are overpaid and our work is quite simple in that anyone can list or buy real property. Possibly this is anyone can buy property over the Internet much like buying a vehicle has become somewhat popular. However, we who have been in this industry realize the value we bring cannot be found via AI search.

What would happen if during our conversations with potential clients we share in an emotionally intelligent way how we do what we do? Would clients have a different understanding of our role as professional real estate agents?

One of my standard questions is:

Would you mind sharing why this is important to you?

Then we have clients who want us to undertake competitive market analysis, show properties, etc. and suddenly go dark after we invest our time, energy and emotions to respond to their requests.  Even with signed buyer/broker agreements, there are numerous clients going dark.

Maybe it is time to start asking for retainers as lawyers do.  Then we truly are embracing there is no such thing as a free lunch.

Yes, everything does have a cost.  Maybe this is why per the NAR real estate compensation rates have show a slight increase from 2025 to 2026. That increase is from 2.43% to 2.67%.

Hello Leanne... I don't ask for retainers, mostly because most of my business is repeat and referral. But I always have and do educate clients on how my time is spent, how I earn my money, etc. They get it and respect it. I believe an underlying issue is that most agents have no clue what it really costs them to run their businesses... so how would their clients know?

Agree, every “free” service usually comes with a tradeoff somewhere—time, quality, or results. The clients who understand that tend to value the process (and the partnership) a lot more.

I agree with this theoretical concept Leanne, everything in business has a cost unless love and compassion are there, but my clients do occasionally get a free lunch. Jeff 😊

Far too many times, I would get a question from someone, and it would be related to the business and they were obviously seeking info that requires an agreement of compensation.

I don't usually have an issue with repeat or referral clients- so my response is with new clients non-referral. For these new clients- if there is any push back, I am happy to educate them on the process and why my fee structure is where it's at. I also remind them that the process is longer and more moving pieces than most real estate in the nation- requiring more of my time but also- it's a different knowledge base and skillset than anywhere else. If that still doesn't make them comfortable with my fee- well they aren't working with me. Sure there are somewhere between 25k-30k agents in Manhattan...but that doesn't mean they offer the same skills, knowledge and/or experience I do.

Leanne Smith  You would be surprised at how many free lunches there are!  Try Brokers' Open Houses Free Lunch Every Tuesday -  seriously, though, this is a tough business, and if you do not have the time to compete, it may not be the profession for you. As Nina Hollander, Broker  said, I work by referral, so I always take the time to explain ....

Even out here with Food, beverages, etc. Broker Open Houses are historically a flop. My practice has grown into a referral practice.

Everything Leanne comes with a cost...there is no free lunch even when it looks like it! Most all of my clients are repeat, personal referrals or from my community. They know the value I bring to the table and have yet asked for a retainer fee.

This is the first time I have heard about that acronym, but it is definitely true.  Everything has a cost to it, even if it seems to be free at the time, haha.
