Good morning Manfred,

Always good to consult and agent about what upgrades to make that will give you the best ROI. I've seen some homeowners pick projects that really don't add value.

Great advice. First impressions set the tone, and exterior updates are often where sellers see the quickest impact.

Focusing on curb appeal—clean entry, fresh paint, landscaping—can attract more buyers without over-investing. Not every project needs to be big to be effective.

Smart move encouraging sellers to get guidance before spending. Strategic improvements always outperform guesswork.

Manfred, I have always suggested making those upgrades long before you sell, so they can enjoy the upgrades.  Many times you won't come close to making your money back.
