What Buyers Notice First When Viewing a Home

If you’re thinking about selling your home, here’s something important to understand:

Buyers start forming opinions about your home within seconds of walking through the door.

Before they check the bedrooms, look at the basement, or think about making an offer, they’re already reacting emotionally to how the home feels.

And most sellers completely underestimate how much those first impressions matter.

Buyers instantly notice things like:

  • Lighting
  • Smell
  • Clutter
  • Cleanliness
  • Layout
  • Small signs of wear and tear

These details may seem minor, but together they shape how buyers perceive the value and condition of your home.

For example, clutter can make spaces feel smaller, even when they’re not. Dark rooms can feel less inviting. Small maintenance issues like chipped paint or scuffed walls can create the impression that the home hasn’t been properly cared for.

The goal when selling isn’t to make your home perfect.

It’s to create an environment where buyers feel comfortable, confident, and emotionally connected to the space.

Because buyers don’t just purchase based on logic. They buy based on feeling.

Simple improvements like decluttering, deep cleaning, improving lighting, and fixing small wear and tear can make a major difference in how your home is experienced during showings.

And in today’s market, that experience matters more than ever.

If you’re thinking about selling your home in Ottawa or the surrounding areas and want advice on how to prepare your property for buyers, feel free to reach out. Sometimes the smallest changes create the biggest impact.

Good morning Jean. Listing agents should cover these items with the seller before they have a chance of giving the buyer a bad impression. Like your list. Enjoy your day.

Buyers from an impression as soon as they drive up! I've had clients who decided not to even go inside!

Jean Richer , I remind buyers daily that Zillow does not have a Smellivision button.  I am sure they are working on it.

This is right on point. Buyers decide how they feel about a home almost immediately, and those first few moments set the tone for everything that follows.

Lighting, smell, and cleanliness are often overlooked, but they have a bigger impact than many upgrades. If those are off, buyers start looking for problems instead of possibilities.

I also like your focus on creating a feeling rather than perfection. When a home feels cared for and easy to live in, buyers connect—and that’s what drives offers.

Great reminder that presentation is just as important as price.

Good morning Jean Richer ,

I agree that buyers emotionally connect with a house they are viewing within seconds! Great reminder that when a home feels cared for and easy to live in, buyers connect, and that’s what drives offers.

Jean- My husband and I were house hunting years ago. When we drove up to the house it had awful curb appeal. The yard was overgrown as were the bushes. It looked as if it hadn't been cared for. We didn't even want to waste our time.

Hello Jean - first impressions can matter, those that last a lot longer can make a difference.
