LOOKING FOR A SIGN TO BUY A HOME IN WOODBRIDGE? 👀🏡

You may want to pay attention to what’s happening in Irvine's Woodbridge real estate market right now. Escrow activity remains strong, especially for well-priced homes. In my latest MLS pull, there are currently 17 homes either pending or active under contract against just 29 active listings.

Detached inventory remains especially limited, with only 8 detached homes actively for sale across all of Woodbridge today.

One example: my listing at 18 Bayfield went pending in just 8 days after strong buyer interest.

The reality is this: buyers are still buying. The difference now is that strategy, pricing, and timing matter more than ever. Some homes are moving quickly with multiple offers, while overpriced homes are sitting.

Great snapshot of what’s really happening in the market. The numbers tell the story—limited inventory and strong pending activity show buyers are still engaged.

Your point about pricing and strategy is right on. Homes that are positioned correctly are moving, while others sit.

Also a nice example with your listing going pending quickly. That helps buyers understand timing matters.

Good reminder that the opportunity is there for those who are prepared to act.
