John Pusa I guess everyone markets differently - I do not believe in OPEN HOUSES - I tell my sellers I will not hold Open houses, as you do not know who is walking through the house

John Pusa - Yeah! Yeah! Yeah! Lots of agents complain about Open Houses. But I have to say, my most successful sales in real estate were because I planned and marketed my Open Houses. Cars that parked to come and see were a magnet for other buyers - even those who weren't thinking about putting their own home on the market or buying. The lure of seeing parked cars and people walking into my Open Houses, helped me to achieve success and gain more buyers and sellers.

John, this is a good reminder that open houses still serve an important purpose, even in strong seller markets. Creating urgency and competition can absolutely strengthen a seller’s position when buyers see other interested parties walking through the property. I also agree with the point about building trust. Many buyers today start online, but seeing the home in person often changes their level of confidence and emotional connection to the property. Open houses can also uncover buyers who were not actively scheduling showings but happen to discover a home that fits them perfectly. Strong overview of why open houses still matter in today’s market.
