Should You Downsize Before You Retire? Pros and Cons to Consider

If you are thinking about retirement in the next few years, you may be asking an important question:

Should I downsize before I retire, or wait until after?

There is no one right answer. The best choice depends on your lifestyle, finances and long-term goals. However, many homeowners in Cary and across the Triangle are choosing to downsize before retirement to make the transition easier.

Here is what to consider.

Why Some Homeowners Downsize Before Retirement

For many people, retirement is not just about leaving a job. It is about creating a lifestyle that feels simpler and more enjoyable.

Downsizing early allows you to plan ahead instead of reacting later.

It can also give you more control over your move while you are still working, active and able to manage the process more easily.

Pros of Downsizing Before Retirement

1. You Can Take Advantage of Your Current Income

Qualifying for a mortgage or financing is often easier while you are still working.

If you plan to buy another home, lenders will look at your current income. Waiting until after retirement may make that process more complicated.

2. You Reduce Expenses Sooner

Moving to a smaller or more efficient home can lower:

  • monthly utility bills
  • maintenance costs
  • property taxes

Reducing expenses before retirement can help you feel more financially prepared.

3. You Can Make a Thoughtful Decision

When you are not rushed, you can take time to:

  • explore different neighborhoods
  • compare housing options
  • choose a home that fits your long-term needs

This is especially helpful in the Triangle, where there are many choices including Cary, Apex, Holly Springs and beyond.

4. You Avoid a Stressful Move Later

Moving can be physically and emotionally demanding.

Doing it earlier means:

  • fewer physical limitations
  • more energy to handle the process
  • less pressure during a life transition

Many homeowners are glad they moved before health or mobility became a concern.

5. You Can Start Enjoying the Lifestyle Now

Why wait?

If your goal is less maintenance, more travel and more freedom, downsizing early lets you enjoy those benefits sooner.

Cons of Downsizing Before Retirement

1. You May Leave a Home You Still Love

For many homeowners, the family home holds years of memories.

Leaving earlier than necessary can feel emotional.

2. You Might Move Twice

Some homeowners downsize once, then move again later if their needs change.

For example, you may choose a smaller home now but later decide you want a one-story home or a community with more support.

3. Market Timing May Not Be Ideal

Real estate markets change.

You may sell in a strong market but buy in a competitive one. Or you may feel uncertain about timing both transactions.

Working with a local expert can help you navigate this.

4. You May Not Yet Need the Features You Are Planning For

Some buyers plan far ahead and move into homes designed for aging in place before they actually need those features.

This can feel like you are giving up space or features too soon.

Downsizing vs Right Sizing

It is important to remember that this is not just about downsizing.

Many homeowners today are right sizing.

That means finding a home that better fits your lifestyle, whether that is smaller, more convenient or simply easier to maintain.

In the Triangle, that could include:

  • one-story homes
  • homes with first-floor primary bedrooms
  • townhomes with low maintenance
  • communities with social amenities

What Works Well in the Triangle Area

Cary and the surrounding areas offer great options for homeowners planning ahead.

Many communities are designed with:

  • walkability
  • access to healthcare
  • nearby shopping and dining
  • active lifestyle opportunities

This makes it easier to find a home that works both now and in the future.

Questions to Ask Yourself

If you are trying to decide when to downsize, consider:

  • Do I want to reduce expenses before retirement?
  • Is maintaining my current home becoming more work?
  • Do I want a home that is easier to live in long term?
  • Am I comfortable making a move now, or would I rather wait?

Your answers can help guide your decision.

Final Thoughts

There is no perfect timing for downsizing, but there is a smart strategy.

For many homeowners, downsizing before retirement offers more control, less stress and the ability to enjoy the benefits sooner.

For others, waiting may feel like the right choice.

The key is to think ahead and make a plan that supports your goals for the next stage of life.

Good morning Carla. Some do downsize before retirement, mot don't. What works for one does not work for all. We did it our way which would not work for the vast majority, maybe nobody. The final destination ended up right-sizing. We nailed it! Enjoy your day.

Good Monday morning, Carla. This is very good information to share.

We did not downsize before retirement over 12 years ago. The major benefit is the large increase in our home equity. The negative aspect is that we are much older and a move will be more challenging.

Good evening Carla Freund,

Great post with steps outlined that everyone should read who is close to retiring. I like to call it "right-sizing" as everyone is different and no one size fits all.
