Valley Stats for Chandler Ariz. May 12 to May 18 /#yourValleyProperty

This week the median list price for Chandler, AZ is $569,000 with the market action index hovering around 42. This is an increase over last month's market action index of 41. Inventory has held steady at or around 650. 

 

The market has been cooling over time and prices plateaued for a while. Despite the consistent decrease in MAI, we’re in the Seller’s zone. Watch for changes in MAI. If the MAI resumes its climb, prices will likely follow suit. If the MAI drops consistently or falls into the Buyer’s zone, watch for downward pressure on prices. 

 

The market appears to be hovering around this plateau. This week prices eased down a bit. The Market Action Index is a good leading indicator for the durability of this shift.

Interesting to see Chandler still holding in the seller’s zone even with the market cooling and prices flattening out. The Market Action Index really does help show where momentum may be headed before the broader numbers fully shift. Inventory stability combined with softer pricing pressure seems to match what many markets are experiencing right now as buyers become more selective and take longer to make decisions. Good snapshot of the current Chandler market conditions.
