On May 5, 2026, the U.S. Department of Housing and Urban Development (HUD) and the U.S. Census Bureau reported nationwide new single family home sales gained 7.4% to an annual rate of 682,000 homes in March of 2026 from 635,000 homes in February of 2026, increased 3.3% from in March of 2025 an annual rate of 660,000 homes.

There were estimated 481,000 new houses for sale in March of 2026, down 0.4 from 483,000 homes in February of 2026, and declined 4.6% from 504,000 homes in March of 2025. There were 8.5 months supply of homes in March of 2026, dropped 6.6% from 9.1 months supply in February of 2026, and fell 6.7% from 9.2 months in March of 2025.

The median new home sold value was $387,600 in March of 2026, down 5.3% from $409,000 in February of 2026, and declined 6.2% from $412,900 in March of 2025. The average sales price of a new home was $503,100 in March of 2026, lower 3.4% from $521,000 in February of 2026, and down 1.2% from $509,200 In March of 2025.

Some interesting results for new home sales. The reality is that the new home market cannot get too large as there is only so much land available.

Good morning John. As you are aware, Oswego, Illinois has a large supply of farmland that the big national builders are harvesting for new construction communities. That pace seems to be gaining even more steam as many farms now have signage of the new crop coming soon. Unlike years past what would normally be all single family, townhomes are marking their ground. Enjoy your day.
