Hi Ken Semler, this also feels very aligned with where younger buyers and renters are heading — they care more about quality, efficiency, and affordability than whether a home was built entirely on-site.

Ken, you’ve pinpointed the exact frustration many of us feel on the ground. The "delivery problem" is real—when you see projects stalled for months due to subcontractor coordination or a sudden shortage of specialized labor, it’s clear the old ways are hitting a wall.

 

In mountain communities and coastal areas where the building season can be incredibly short due to weather, that compressed schedule you mentioned is a total game-changer. Being able to move from foundation to a weathered-in structure in a fraction of the time not only reduces risk for the developer but also gets families into homes much sooner. Predictability is the new gold standard in real estate development, and modular seems to be the only method currently delivering it consistently. Great insights!

Hey Ken,

Modular construction is becoming a very practical solution to today’s housing shortage. Speed, predictability, and cost control are huge advantages, especially as labor shortages and rising construction costs continue to pressure developers. I also think modular fits well with workforce housing, infill projects, and build-to-rent communities where efficiency matters most. The key will be educating municipalities and buyers that modern modular is very different from the outdated perception many still have.
