I know you're not particularly a fan of Opens, but it's worth a try.  I sold many homes through opens, but that was a long time ago. Times have changed.

Good morning Nina Hollander, Broker I am sure you will get lots of traffic. I myself will be doing 4 this upcoming Saturday. Three of my Sellers have done price reductions and I am hoping for some good traffic. Few other agents in the same community are doing one as well.  I may include the new price like yours or just leave it a mystery, lol

Katina Hargrove 352-551-0308 good luck with your open houses. I'm only doing one and it's probably the first one in at least two years. Our area has not seen great open house attendance in a while. I'm hoping this doesn't prove to be a waste of time.

Nina Hollander, Broker I just started doing Open Houses in the past 2 years here in my community. The objective was to find out who came and why, I needed to be more in touch with buyers minds since I am mostly a listing agent. Also to impress the neighbors, lol. I did get a seller last year, I sold their home and they purchased here in the community.

Katina Hargrove 352-551-0308 hi Katina... I get it. Most agents who hold open houses are looking for some buyers. That is not me. I have picked up the rare seller from an open house... but if I think about the amount of time one needs to spend on open houses, I'm not sure it's a great ROI. My experience is that there's a better ROI from just listed and just sold mailings and market report mailings.

I like events like this, where there are more homes in a neighborhood that are open to the public to see.  I think that it definitely leads to more traffic than normal!

And he is not even in a position to buy... he has a home to sell in Georgia, where homes are taking 90+ days to sell, and he didn't sound like he was sanguine that his home would sell in 90 days. So many hours spent planning, putting material together, posting on blogs and social media, etc... time I will never recover in my life.
