Staying Ahead of Change in Real Estate

By
Real Estate Agent with Coldwell Banker Realty ~ 512.750.6899

This week was packed with valuable learning opportunities as our industry continues to evolve here in Texas real estate.

This morning, Independence Title hosted an outstanding online course covering the proposed changes to our real estate forms that have been approved and will officially go into effect on July 1, 2026. With more than 200 agents attending the webinar, it was clear that these updates are top of mind for our industry.

A huge thank you to Kaema Roberson and Mark Schulz for making such an important topic engaging, informative, and even fun!

The biggest changes center around updates to the compensation section of our contracts, along with an entirely new section addressing water rights and potential seller disclosures that may now be required. There are also numerous wording revisions throughout the forms designed to create greater clarity and consistency. While many of the changes are straightforward, the Compensation and Water Rights sections are two areas every real estate professional needs to fully understand in order to properly guide clients through the process.

Earlier this week, I also attended a class at the Austin Board of REALTORS® focused on Flex Listings within our MLS system, including the advantages, limitations, and how they may impact sellers and buyers moving forward.

One thing is certain, our industry is constantly changing, and staying educated is one of the most important ways I can continue serving my clients at the highest level. Knowledge matters, strategy matters, and having an experienced guide matters.

If you’re thinking about selling your home in NW Austin, I’d love the opportunity to help you navigate today’s market with confidence. From pricing and preparation to marketing and negotiation, I’m here to provide trusted guidance every step of the way.

Hi Dorie,
It seems that change is the only constant in real estate. It's not easy to keep up.

Good morning, Dorie. Our new forms are coming out soon (by July 1st). Anxious to see the changes in both North and South Carolina. The biggest possible change I'm following is a bill in NC that would prohibit personal dual agency.

Changes are always being made, and I have had a good laugh from time to time when an agent sends an offer, and it is on outdated forms, haha.  It's a clue that they have not kept up with the changes in real estate, and my clients certainly now have a big advantage!

AZ forms are usually updated twice a year.  The Market Condition Advisory for buyers is often updated multiple times during the year.  Having standardized forms within each state often published by the state association makes the paperwork far easier for both agents and consumers.
