Home Staging Tips that put you in charge!
When you decide to sell your home, your responsibility doesn’t stop there. Think of your home as a ship, and you are the ship’s owner. No matter what happens, you are the one who is ultimately responsible.
So...what do you do?
ONE- Hire the right captain!
This is NOT the time to hire your cousin’s best friend who just received their Real Estate license.
Interview agents in your area who know your local market. Ask them how they plan to market your property.
Picking someone who suggests a list price that YOU want to hear is not the way to go.
TWO- Hire the right crew!
All homes need some amount of maintenance, whether it’s paint, new flooring, or addressing those plumbing issues you’ve been putting off.
Trying to save money by doing it yourself or hiring someone who’s “cheaper than everyone else” could come back to bite you in the behind later.
Three- Invest in a Home Staging Consultation.
Get advice on what you need to do to get your home sold. Find out what paint color will work best for you, or what you can keep and what needs to go.
Home staging isn’t just for vacant homes or homes in a higher price point. If you’re living in your home, a staging consultation can help you present your home in its best light.
If it is vacant, they can suggest a virtual staging or bring in inventory.
They can also give you suggestions about making your vacant home seem less “hollow.”

Four- Be willing to listen to what the professionals you hire have to say.
Your agent will recommend a list price based on their knowledge of the current market and your area. They want to sell your home and get you the best possible offer.
You’ve hired them for their knowledge and judgement, so listen to them.
Five - How your home is shown and marketed is your responsibility.
Look at your MLS photos and review what is written. If the photos don’t look professional, have them retaken.
Make sure that your home is “show-ready” for every showing.
Have all of your lights on and window coverings open for a showing.
It is your responsibility to make each showing count.
Remember, you are the one in charge when listing your home.
