Sellers…Take Charge of the Sale of Your Home!

Home Staging Tips that put you in charge!

When you decide to sell your home, your responsibility doesn’t stop there.  Think of your home as a ship, and you are the ship’s owner. No matter what happens, you are the one who is ultimately responsible.

So...what do you do?

ONE- Hire the right captain!

This is NOT the time to hire your cousin’s best friend who just received their Real Estate license.

Interview agents in your area who know your local market.  Ask them how they plan to market your property.

Picking someone who suggests a list price that YOU want to hear is not the way to go.

TWO- Hire the right crew!

All homes need some amount of maintenance, whether it’s paint, new flooring, or addressing those plumbing issues you’ve been putting off.

Trying to save money by doing it yourself or hiring someone who’s “cheaper than everyone else” could come back to bite you in the behind later.

Three- Invest in a Home Staging Consultation.

Get advice on what you need to do to get your home sold.  Find out what paint color will work best for you, or what you can keep and what needs to go.

Home staging isn’t just for vacant homes or homes in a higher price point. If you’re living in your home, a staging consultation can help you present your home in its best light.

If it is vacant, they can suggest a virtual staging or bring in inventory.

They can also give you suggestions about making your vacant home seem less “hollow.”

Four- Be willing to listen to what the professionals you hire have to say.

Your agent will recommend a list price based on their knowledge of the current market and your area. They want to sell your home and get you the best possible offer.

You’ve hired them for their knowledge and judgement, so listen to them.

Five - How your home is shown and marketed is your responsibility.

Look at your MLS photos and review what is written.  If the photos don’t look professional, have them retaken.

Make sure that your home is “show-ready” for every showing.

Have all of your lights on and window coverings open for a showing.

It is your responsibility to make each showing count.

Remember, you are the one in charge when listing your home.

Good morning, Kathy.
All good advice. If a stager came into my house right now, I'm sure the first thing they would tell me is to get rid of a bunch of stuff. Mind you, my house is particularly cluttered (except my office), but there is still too much!

Carol Williams The key point is, you're not selling your home!  You would cringe if you saw my office!!!

Good morning, Kathy... this is exactly what I preach to all prospective sellers. I hadn't thought in terms of framing for sellers to take control of the process. I do believe I will in the future.

Nina Hollander, Broker I'm glad you will. I staged a vacant home  years ago. It had been owned by an agent who had already moved up north. I doubt she ever checked her MLS photos because her agent added the newly staged photos to the "before"photos that had been there. It was a hot mess.

Great words of wisdom Kathy!!!

Good morning Kathy. The savvy seller should do what they can to set the stage for a home to be listed. Once that is done, the super savvy seller may consult a stager for a consultation to put a polish on their efforts. Then it is time to interview agents. OK, not many sellers are that savvy so those agents interviewed to list the home may need to suggest a consultation with a stager. It's all about the best presentation and proper pricing. Enjoy your day.

Wayne Martin hiring the right agent is the first step.  There continue to be sellers who are living in the "old days" of "if they don't like, they don't have to buy it."

Selling a house does take the right team and picking with emotions is like sailing with torn sails.

Good analogy Ed Silva, 203-206-0754    I'm picturing the seller hiring Uncle Bob to fix the electrical issues!

Sellers would be very wise to follow this advice, and it will always lead to more money in their pockets, rather than less!

Brian England not only more money but the home could sell faster.

I do think the biggest mistake many sellers make is hire the wrong Realtor. Oh, your home may sell...but how much did it cost you?

May 14, 2026 06:17 AM

Jeffrey DiMuria 321.223.6253 Waves Realty I agree.   If you hire the best local agent and listen to them, you're already on the right track.

Strong advice, Kathy. Selling a home is not a “set it and forget it” process. The sellers who get the best results are usually the ones who build the right team, listen to good advice, and stay involved from start to finish. Preparation, presentation, and pricing all matter. Well said.

Kathy these are all great suggestion, but I would add to #1 not only hire the right captain, but the right captain who can recommend the other right team of professionals to make the whole transaction smooth and stress free.
