Does It Matter Which Day You Close on a Home?

The day of the month that you close on the purchase of your home is important and should be part of your contract negotiations. The amount of prorated interest that you will pay at closing will be determined by the day of the month you close.

Mortgage interest is paid in arrears. A later date in the month means less interest paid as part of your closing costs. For example, if you were to close on May 30, then you would only pay two days of interest plus the interest due for June. Your first payment wouldn't be due until July 1.

Since 95% of closings occur at the end of the month, and if a few hundred dollars at closing doesn't make a big difference for you, then you may choose to close earlier in the month, when title and escrow companies are not as busy and closings tend to go a bit more smoothly.

Avoid These 6 Things if You’re Selling your House

Selling your home isn’t just about highlighting its best features. It’s also about removing the things that turn buyers off. Even small details can make a big difference in whether your property feels move-in ready or neglected. Here are some key pitfalls to avoid.

An unloved yard. A messy front or back yard with cracked pathways and dead planters can make buyers question the care given to your whole property. Even a small patch of green grass and a tidy entrance boosts curb appeal instantly.

Worn-out carpets. Carpets that have seen years of foot traffic can feel unhygienic or dated. Consider recarpeting or replacing them with hardwood or tiles for a fresh look.

Too much personal decor. Personal items can make it harder for buyers to picture themselves in the space, while polarizing ornaments such as stuffed animals or politically charged decorations can turn people off. Keep styling neutral during showings.

Out-of-date fittings. Brass doorknobs, vintage faucets or old cabinet pulls can make your home feel out of date. Swapping them for simple contemporary alternatives often pays off.

Terrible paint jobs. Garish colors or uneven finishes can be off-putting. Neutral, well-applied paint allows buyers to focus on the home itself rather than your design choices.

Too much clutter. Overfurnished or cluttered rooms make spaces look smaller. Declutter, depersonalize and let natural light highlight your home’s best features.

How Sending a Letter Can Make Everything Better

In our digital age, we’ve gotten used to the notion of messages arriving instantly and disappearing just as fast. Perhaps that’s why for many of us, receiving a physical letter in the mail has become something exciting, something to look forward to, and, in cases such as the volunteer initiative Make It Better, something powerful.

Make It Better sends personalized handwritten notes to children undergoing treatment for cancer, and the writers - many of them retired teachers - aren’t simply offering advice or empty optimism. They learn about the children they’re writing to, be it their interests, their situations, or other personal factors, and tailor every note accordingly.

The result isn’t generic encouragement but something more like recognition. Someone has noticed who you are, not just what you’re going through, and is offering their presence, their care, their humor and attention, delivered the old-fashioned way.

Psychologists have long noted that feeling valued is central to well-being, and a letter does this particularly well. Unlike a text message or social media comment, it can’t be skimmed in a crowded feed. It arrives on its own terms asking to be opened, reread and maybe saved. For children facing long hospital stays, that difference matters.

There’s a benefit on the other side of the envelope, too. The letter writers often describe the process as grounding and purposeful. Slowing down, choosing words and focusing on another person is a small act but a meaningful one, which reminds the writers that communicating slowly and with heart is what really brings purpose.

Turkish One-Pan Eggs & Peppers
Menemen is a traditional Turkish dish that's not only delicious but also healthy and a brilliant brunch to share.
Serves 4
 
Ingredients

2 tablespoons olive oil
1 red or green pepper, sliced
2 onions, sliced
1-2 red chilies, deseeded and sliced
1 can chopped tomatoes
1 teaspoon caster sugar
4 eggs
Small bunch parsley, roughly chopped
6 tablespoons thick, creamy yogurt
2 garlic cloves, crushed

Heat oil in heavy-based frying pan. Stir in pepper, onions and chilies. Cook until they begin to soften. Add tomatoes and sugar. Mix well. Cook until liquid has reduced. Season. Using wooden spoon, create four pockets in tomato mixture and crack eggs into them.

Cover pan and cook eggs over low heat until just set. Beat yogurt with garlic and season. Sprinkle menemen with parsley and serve from frying pan with a dollop of garlic-flavored yogurt. Serve. For an additional extra, add warm pita bread for scooping up delicious sauce and runny egg yolks.

Landscaping Ideas if You’re Struggling for Space in Your Backyard

Just because you have a small backyard, it doesn’t mean you’re limited with what to do with the space. You may not have the luxury that a larger garden has in terms of creating multiple zones, but there are still many ways to make the most of your yard, turning it into another inviting part of your home. Here are some ideas.

Embrace the coziness. You can dedicate a small yard to comfort with the right arrangement of items. A compact chair, a small table and some soft planting can create a retreat that feels intentional rather than cramped.

Make a flower garden. Flower beds don’t have to sprawl. Narrow borders along fences or raised beds can add color and texture without stealing ground space. Also, vertical planting, such as climbers or wall-mounted planters, can draw the eye upward, making the yard feel taller.

Add corner seating. L-shaped seating tucked into a corner maximizes the space while creating a natural gathering spot. It removes the need for bulky furniture and can double as storage if designed cleverly. Add cushions to boost comfort - just remember to take them inside if it rains!

Make a wildlife pond. A small pond can instantly bring life into a garden and would also mean you’re doing your bit to help local biodiversity! Even a shallow container pond can attract birds, insects and frogs, making the area feel richer and bringing you closer to nature. Some people also magically find fish appearing - brought in when eggs stick to the feet of ducks and birds!

Create a walled garden feel. Low walls, trellises or hedging can help define your backyard without closing it in. By framing the space, you can create structure and intimacy, making a small garden feel purposeful rather than squeezed.

How Being Curious Could Change Your Whole Life

Curiosity is sometimes treated as a nice-to-have trait; something useful for learning trivia or starting conversations. But it’s far more powerful than that. At its best, curiosity is a way of moving through the world with openness rather than judgement and asking questions rather than making assumptions, and it can benefit every aspect of your life.

In his book Seek: How Curiosity Can Transform Your Life and Change the World, successful entrepreneur Scott Shigeoka discusses curiosity as a superpower that helped to shape much of his success. Using his so-called DIVE model, Scott managed to use curiosity to find common ground with others, move through fear, be more creative and find meaning in his own life and decisions. Here is his DIVE model and how it can benefit your life right now:

D: Detach. This refers to detaching from assumptions because curiosity begins by loosening your grip on certainty. Properly detaching means noticing your biases and snap judgements and being willing to set them aside. Doing so creates space for new information and reduces reactive thinking.

I: Intend. Curiosity works best when it’s chosen deliberately. Getting yourself into the right mindset to be curious and setting your intentions help you approach situations with openness rather than defensiveness.

V: Value. At the heart of curiosity is respect, and the V in DIVE is about valuing the dignity of everyone, including yourself. This means recognizing people’s humanity beyond their opinions or behavior while just as importantly extending that same understanding inward, softening any harsh self-judgements.

E: Embrace. Don’t avoid difficult situations, conversations or things that scare you; instead, lean into them. By staying present with uncomfortable emotions or challenging conversations, you can transform fear into insight and growth.
