These NOTS Could Hurt the Sale Of Your Home

Could there be something you’re NOT doing hurt the sale of your home??

Focusing on the possibilities of a home is what I always recommend; however, we can’t avoid what many buyers will view as a negative.

Buying a home is the largest investment most of us will make in our lives. Buyers look at all a property has to offer, however, they’ll also look at what it may be lacking.

What can you do?

While focusing on what your home offers, you’ll also need to address the NOTs or Distractions.

  1. NOT Updated

While some buyers welcome a home with room for updates, many are looking for a property that won’t require them to immediately open their checkbooks—or live through weeks of painting and hammering.

If your budget allows, consider replacing worn carpeting or flooring, or replacing old light fixtures or outdated appliances.

  1. NOT enough room.

What’s important to buyers is space…how much is there. This doesn’t mean grabbing a sledgehammer and knocking down walls.

Edit the extras in your closets, pantry and shelves.

  1. NOT my style.

While you can’t please everyone’s taste, it’s important to address things that are too taste-specific.

You want your buyers to love your family room, not think about how much they dislike the animal print painted on the wall.

Buyers have a hard time seeing past paint color and other taste-specific items, even when these are things that are easily changed.

  1. NOT move-in ready.

Move-in ready isn’t always about offering a home that is totally updated. Talk to your agent and learn what buyers in your market area are looking for.

Address repairs and deferred maintenance; have a pre-listing home inspection; give it a coat of fresh paint.

  1. NOT clean.

There is no reason to have this NOT!  Bring in professional cleaners. Clean under, over, around, on top of, behind, and inside everything.

Bring in a “third-party” nose to ensure that your buyers will run the other way when they walk in.

Don’t let the NOTs in your home cost you!

Good morning, Kathy... love this post and your approach. It reminded me of when Brian Buffini said we should have a not to do list in addition to our to do lists.

Nina Hollander, Broker Thank you!   I could expand on the Not To Do List too!  I'll bet you could.

Good morning Kathy,

You really have made a great list of what NOT to do that can cost you the sale of your home. Buyers look at all a home has to offer but they also look at what is lacking! Move-In Ready is so important in today's market so taking care of those deferred maintenance items is a MUST DO!

Thank you Dorie Dillard Austin TX  Even if buyers want to make some changes after they move in, a move-in ready home is appealing.

Good morning Kathy. A good list of "nots" but the last one, "not clean" has no excuse period. You don't want to clean it, I do not want to list it, period. Enjoy your day.

Wayne Martin that's a good rule of thumb.   There truly is no excuse for not having your home thoroughly cleaned.

Kathy, Unless it is a true rehab being sold as-is to an investor, a clean home is non-negotiable!

I agree Lawrence "Larry" & Sheila Agranoff. Cell: 631-805-4400   Often buyers need to be able to move in before they paint or make other upgrades. Having a clean home is a plus.

Those things you can address...you SHOULD address. The not clean is the worst issue when showing. (and the most easily fixed for a couple hundred dollars or some elbow grease).

When it comes to carpet in a home, as long as it isn't atrocious, I don't recommend replacing it because I know that 9/10 new owners will be tearing it out anyway, haha.

May 19, 2026 06:51 AM
Kathy Streib

Brian England Some might think that.  The main thing is to have it cleaned.

May 19, 2026 06:25 PM
Brian England

Yes, it absolutely can't take away from the presentation or be an eyesore Kathy Streib, if that is the case, then it has to be replaced, even though a new owner will tear it out, haha.  Carpet is the most affordable way to go!

So true. My favorite not is the "color" of a room.  I have often volunteered to buy a gallon of paint.  Great post.

Leanne Smith I had a client who was a lovely lady, but she had a hand-painted entry wall that featured an animal print. It was in-your-face. It took a lot to get her to paint it.

Great reminder that small “not-so-obvious” issues can really impact buyer perception, cleanliness, updates, and first impressions all play a bigger role than most sellers expect. Addressing these early can make a huge difference in how quickly and smoothly a home sells.

Well, I found the apartment, now have to sign the contract, but will have my Portuguese attorney review it, as I am sure it will be in Portuguese.  THEN, I have to work on getting a car.

hi Kathy..it seemsthat every place I look at does noy have enough space!! I live in a condo hotel so I am sensitive to this!!

Paddy Deighan MBA JD PhD One factor is the layout of the space. There's not much you can do about that.  I've seen a 1700 sq ft home seem like a 2500 sq ft home because of the layout.

These NOTS are spot on Kathy. Buyers don't just focus on what a house has but also what it doesn't. There are certainly some things that should be addressed before going on the market as you have mentioned.

Expert guidance. Exceptional results.

What a smart breakdown of the little things that can trip up a sale, Kathy Streib. And it hits close to home for so many folks getting ready to list. It’s amazing how those NOTs sneak up on you, yet your tips make the whole process feel doable and even a bit lighter. Thanks for laying it out in a way that keeps sellers moving forward with confidence :)
